  1. Wife and I are established professionals, and looking to make the jump to Uptown from suburbia. We used to live in an urban condo in Ottawa, but moved back to Waterloo Region for career interests. We really really miss being able to walk to everything, and the whole vibe of living in an active, bustling area.

    Our price range would extend to $400,000 max, and ideally the unit would be 2 bedroom, 2 bathroom. The second bedroom wouldn't have to be particularly large, as it will only be used as an office and spare room for guests.

    So far we're looking at Seagrams, Bauer, and the Alexandra. Anything else that we're missing? If it were your dollars, where would you be looking? As much as I wouldn't mind, downtown Kitchener is not an option.

    I'd add the42 (if there are any units left) and the Waterpark condos (on Willow Street) to the list.

    I would do the42, Bauer, and Seagrams. The42 and Bauer have u/g parking and Seagrams has covered parking, which makes them more appealing than the Alexandra.

    Waterpark is 80'ish with the layouts (which may be your thing) that's why I wouldn't move there, but I'm also in my 20's.

    Totally agree on Waterpark. The building seems to be kept up nicely, but the units in there that i've seen would require some pretty extensive renovations to meet our tastes.

    I'm also in my 20's, so Waterpark really wouldn't be my thing. Although the Seagram Lofts are a lot better, I tend to find they're more suited for 40/50 year olds.

    @lex Lofts: I've been in three of the units before during Doors Open (2006 iirc). One of the units I really liked had a staircase up to your own private rooftop patio, which was probably close to 400sq ft with a bbq area and looking towards King Street. Unfortunately that unit doesn't look available and the one that is for sale is a ground floor unit: MLS®: 1018307 . Ground floors aren't my thing either.

    The42 would be a decent choice and when I was there last week they had three penthouse units remaining. However iirc they're in $400's, so a bit higher than you're price range. I'd give them a call though incase one of them was lower.

    Bauer would probably be the best choice then. However I looked at the units available and neither were interesting. One was on the 2nd floor, and the other was facing SW, which is not the view you want in this building.

    My recommendation for now would be to call the42 and see if there's anything available under $400K. If not put your name on a waiting list (if they have one) for people who back away from their units (there could be a number of reasons: perhaps they're now going through a divorce or they lost their job, etc..). In the meantime keep following units for sale at the Bauer, and if a well-priced unit comes up on a higher floor facing Uptown Waterloo then purchase it.

    Are the BPR Lofts units going to be condos? Because that's another possibility.

    Nope, those are all rentals (otherwise you're right they would be a good possibility).

    One unit left at the 42, apparently J1 just became available at $349,900. My my, how prices have risen there since the initial offering!

    As for the Alex, we just missed out on one that appeared to have a lot of upgrades and was very well appointed from the pictures that were posted. It originally listed at well over $400K, but had been discounted to around $375K. Shouldn't have sat on the fence on that one.

  13. Are you interested in a house? One of my favourite neighbourhoods in the Region is in the vicinity of William St, Alexandra Ave, John St, etc. The houses here range in size, from old wartime houses to much larger typical "Westmount" houses on John St.

    While this area is a little walk from the core of Uptown, with many more dense mixed use developments (144 Park, Bauer, etc.) moving this way, Uptown is no doubt extending southward. You also get the benefit of being close to Belmont Village.

    Did you consider the Chippendale Common on Allen St?

    As for Waterpark, it's very senior oriented. My grandma lives there...

    We're in a house now, and I don't want to sound lazy... but we don't care for the maintenance. Also, most houses are larger that we really need. After all, why furnish/heat/cool a room you never use?

    Chippendale looks like a nice complex, but units rarely come up for sale and those that do are pricey and snapped up rather quickly.

    Yeah, that's what I was going to say as well. When I was looking for a place, one of the Waterpark units was for sale. It was nice enough, but our agent met, I think, two retired real estate agents while we were there. It seems to attract retired real estate agents!

    BTW, I live in the Village at Brighton Park, condo townhouses. Maybe one day I'll buy a loft, but this place is fine for now. Units come up for sale once in a while, although less frequently this year than last.

    Well, the suburbia house is sold and we're actively scouting out a place to live.

    I think it will probably end up being Seagrams, but the larger units seem to be over 400K. We will have to stretch our initial budget a bit methinks. Of note is that a Chippendale Common unit came up for sale on Kijiji recently... it was snapped up at $495K with the quickness!

    Yes, but it's one of the largest units in the development and it has a full sized back yard (compared to most which don't) so that doesn't really indicate the market value of typical units.

    That said, it's hard to find units for sale in CC via MLS because most get sold by word-of-mouth within the community. That's how well-regarded the CC by those who live there and by those who aspire to

    Unfortunately no. Units rarely change hands at CC. Another unit sold recently but I don't know the price. Other than that I'm not aware of any activity at CC in the past year or so.

    BTW another tid-bit re CC: Due to the way the condo corp was set up, all of the units pay the same amount of monthly condo fees. In most other condo developments the monthly fee is proportional to the square footage of the unit and possibly also the backyard size. So whoever just bought Scott&Val's place is getting a bargain on their condo fees.
