    Just to clarify. The individual HVAC units are electric in the sense that the controller and the fan are electric. The heat exchanger is hot/cold water based. The hot/cold water comes from a central unit which is electric for cold and gas for heat.
    The electricity is "community purchased" (ie bulk purchase) for the whole building. This is supposed to ensure lower rates. However individual units will get individual bills, based on their consumption. This is supposed to be handled by some smart metering and software control.
    At least this is how it was explained to me by the developer. And as far as I can tell, this is all true. Although I am yet to see this individualized consumption based electric bill.

    You may recall I brought up the need for adequate bicycle storage for condos during the Fusion Homes Workshop. A deficient example in the area is the Kaufman Lofts Phase 2, where there's roughly 20 spots for ~120 units, or roughly one space for every 6 condo suites (0.17/unit).

    I'm happy to report the42 has an amazing bicycle storage ratio, perhaps the highest I've ever seen. I counted 61 hooks, more than one for each of the 55 suites in the building (1.1/unit).

    Looks great. Why aren't any of the bikes locked? Always used to lock my bike up when I lived in buildings with bike rooms.

    Some are, but the room itself is locked, so there's enough of a preliminary sense of community to discourage stealing from your neighbours. The same cannot yet be said about discouraging the able bodied from parking in the by-purchase-request-only handicap spaces, or from parking across two spots. That might take a bit more time, and thankfully the building (and spaces) are not yet completely filled.
    Eventually, you can't go on not caring. You realize you have a voice.

    It looks nice, and the ratio seems reasonable. But I would just like to point out that the expectation that you should be able to easily hang up your bike and lock it by the wheel is a very limiting one for city cycling - it restricts it to standard-sized bikes, which are either very light or which have a strong owner. I would feel rather left out with my large Dutch bike which I would not be able to lift up there, and which wouldn't fit anyway.

    To condo developers and anyone planting bike racks in town: please plan for the kinds of bikes all kinds of people can use to get around the city year-round.

    Did you note the pink bike in the photo, with its large panniers? It seems it and the bike behind it have some room to be parked horizontally.

    This bike room looks great... just hope Momentum doesn't take it away like they did at BPR. We had a large bike room, until Momentum gave/sold(?) it to the business on the ground floor to use. Now, we're stuck with 4 hooks (for an 18 unit building) in the storage room.
