  3. Thanks for the update UrbanWaterloo. It's pretty cool that they have a technique that will allow them to develop two different phases onto the same podium. Would that not be a hassle to the outdoor amenities?

    If you look at the floorplans for Phase 1 and Phase 2, you can see that they've been designed as distinct buildings, with some knockout panels to connect the interiors of the parking garages.

    There will be no outdoor amenities until after Phase 2 is complete, as the relocated Iron Horse Trail is the singular outdoor amenity.
  5. I thought the patio/garden area would have been done for Phase 1 but that makes sense since the added construction will likely hamper anyone's ability to utilize it.

    Members of this site appear to discuss 155 Park St as if it were a "fait accompli" as does city council.
    Despite Ms. Durrell's attempt to be democratic most who attended were not supportive or at best lukewarm.

    When asked for opinions i.e. "what do you like" or "what would you change", my real thoughts were "NOTHING"; to acknowledge any other opinion short of NO!, NO! NO! is to give it credibility and life!

    Unfortunately I got sucked into playing the game and came away more frustrated than ever.
    155 Caroline is ill conceived and poorly planned; an after thought based on $$$$.

    When future residents of 144 park were told there would be townhouses and not another tower, they were obviously mislead. If that is how they feel you can imagine the angst of residents at street level.

    We are constantly fed data about the provinces "places to grow plan" to justify any project which will increase the city's tax coffers. In order to correct past mistakes Waterloo councils have made, this council will continue making more!

    I would be interested in bringing forward a proposal to the City of Waterloo to go another route. It is true that the current way the Iron Horse Trail cuts through the property makes it more difficult to develop, However, instead of aligning it alongside the SunLife garage, its current alignment could be swapped with its historic one alongside the edge of 144 Park, directly to the Caroline & Allen intersection. This creates a contiguous development parcel (south of the trail) and improves the Iron Horse Trail by taking away a sharp corner. If Mady Corp isn't interested in development with current conditions or with those conditions, they're welcome to walk away and someone else is going to be more than willing to take their place.

    Anyone have an idea when we'll see concrete (pun intended) site work being done on, atleast, the first tower, etc.?

    Isn't that strange? Everything I have read so far suggests 144 park should be around 10m taller than Bauer.

    When I was young tower cranes like those were raised with hydraulic jacks as the construction moved up. Only recently did crane companies started bringing in an imposing mobile crane to put up the fixed tall crane of final height to begin with. I have no idea if that is what they intend to do here, though.

    Aside: it is kind of funny to see people here surprised about that, it makes me feel rather old. "In my day cranes went up by themselves, none of this fancy mobile cranes!"

    The following link shows a crane where the jacks are at the top. I've also seen similar models with the jacks at the bottom.

  22. Luckee, you're probably out of luck at this point re: stopping phase 2. Mady has a history of building slabs like this project, and esp with the building planned to go in the same parking structure really only aesthetics could change. However, I doubt that as well considering costs. Waterloo isn't Toronto or even Calgary so sophisticated designs sadly may not happen for many years.

    That being said, I've taken up your challenge of finding an alternative to this project/site. Yes the tree canopy is nice but is it cost efficient to keep them? No. One possible solution that could work--you'll hate this ha--is height. 30s+ here. For example:

    Coun. Melissa Durrell is holding a community meeting this Tuesday, April 24, to discuss the 155 Caroline project, at which the developer will be in attendance. It will be from 7pm to 9pm at the Waterloo Memorial Recreation Complex (101 Father David Bauer Dr), in the Hauser Haus room on the second floor.

    Please attend and voice your concerns (and/or support).

    ...thanks "urbandreamer" for your response and interest...personally I'm not against height, they can go as high as they want...nineteen stories or twenty five even thirty as long as green sustainability is maintained at the round level.
    ...successful cities have intimate walkable areas that attract a lot of people i.e the Bauer courtyard...and just think how this intimacy is enhanced by the treed canopy as residents continue from Bauer through the trail to Park.
    If this were indeed Toronto that trail would be fought for and maintained...it would be one of their many "intimate" areas...
    ...years from now residents will admire the trail, savour it and thank the planners and developers of today for their tenacity in preserving it.
    ...there is not a public outcry because most of the local population is not aware of the destruction that awaits this valuable oasis
