Recommendation:
“That Waterloo City Council approve Development Services report DS2011-076 and approve Demolition Control Application DC2011-25, Waterloo Living 3 Inc., for the lands known municipally as 260, 262, 264 Regina Street North in accordance with Section 8 of DS2011-076.”
Executive Summary
Waterloo Living 3 Inc. has submitted an application to demolish the existing building on the properties known municipally as 260, 262, 264 Regina Street North (see Location Map). The subject lands contain two (2) four unit apartment buildings and one (1) single detached dwelling and will be legally consolidated to form on single parcel of land. The demolition has been requested to facilitate the redevelopment of the lands for the purpose of constructing a new 17-storey, 63-unit apartment building containing 314 bedrooms.
The subject property is located within the Area of Demolition Control as outlined in By-law No. 86-122 and therefore the dwellings may only be demolished with Council's approval.
Staff supports the issuance of a demolition permit based on the following:
- the proposed redevelopment is in keeping with the Official Plan;
- the proposed redevelopment is in keeping with the Demolition Control By-law 86-122;
- the proposed redevelopment provides an intensification opportunity in an area planned for high density redevelopment; and
- the proposed building may provide an opportunity for affordable and/or rental housing in close proximity to existing transit services.

The City of Waterloo is slowly being overrun with buildings that look like absolute garbage. It's a shame.
I guess Regina is the new Columbia/Lester with Northdale under a development freeze.
This thing looks like a re-painted commieblock from Eastern Europe. Why does council keep approving these things?! They will be around for decades! An almost irreversible mistake![]()

At least the rendering is accurate: this development, like the cars it has parked in its lot, is a bland, cookie-cutter project indistinguishable from any other student geared development.
Eventually, you can't go on not caring. You realize you have a voice.
As sad as it is, the only positive for this building is the incorporation of balconies. Far too many buildings in this area don't have balconies or they have those horrible Juliet balconies.

Man, biking up and down Regina this year has been such a suckfest: construction vehicles, road torn to shreds, obstructions and chaos... and just as one site is almost structurally complete, another one starts up. Thankfully my "A" route has been reopened.
