I completely agree we need more forward thinking projects in this community. once we have the density there is the possibility that we could have retail on the main floor of many of these buildings and as a result could lead to more market for more density. all and all a good thing.
I now live in calgary and we have some great projects being proposed that are doing just that. preparing for a future of commercial units on the main floor. They are condos but the main floor is designed with each unit having their own entrance in preparation for the critical mass of development

I know these are not exactly student housing but it is the concept of the main floor that I am getting at.

What architect thought those columns of "stone" between the windows were a good idea?! Can someone please take them out back and have them shot?
They are not yet finished. First they will jut out like the yellow ones on the East side, then they will be covered with some material (presumably stone, but we don't know yet), so it would be wise to reserve judgment until then.
Reserve judgment? It's already clear what a senseless and stupid exterior design this building has. Ugh I'm getting very de-moralized with this city, given all the crap that's being approved left right and centre. Also there is no need to wait and see what it will look like... anyone with any imagination can look at the construction photos and the rendering together and know exactly how the finished product will look.
Oh, and yeah, those columns that are extruded from the facade are absolutely mind-blowingly stupid. This building tries more than some of the student projects, but it falls on its face equally as hard.
What the building looks like aside, its bedroom mix is definitely interesting. It has 2, 3, 4, and 5 bedroom units, and all of the 4 and 5 bedroom units look like they could be easily transformed into 3 bedroom units if necessary. I.e. there aren't washrooms and such in each room, and the layouts seem to make it possible.
I actually kinda like this one.
Decent colours, doesn't completely ignore the street, and it seems a bit more amenable to having its first floor renovated into retail.

I know that there are a few posters who don't like this project, but after going through some of the latest updates about the buildings on King and Lester that are under construction, this thing looks like it is in a league of its own. Maybe its the lowered expectations, but I still like it.
