Does anybody know what it is that is happening at the University & Albert intersection? There are a bunch of houses fenced off.

Though I am not surprised by your answer I am still disappointed. Much obliged.
You're welcome

What's your opinion on the direction of student housing? I look at Columbia, and other areas heading in that direction, and see no vibrancy at all.Originally Posted by benjaminbach

My guess is that this is all construction moved forward so as to beat deadline for the new tax regime, and that we should expect thereafter several years of essentially no new student buildings.Originally Posted by benjaminbach

The new Official Plan reduces the number of bedrooms you can put on a lot. Many developers are breaking ground now so they can build to current density levels, not the soon-to-be-implemented density levelsOriginally Posted by BuildingScout

Any kind of vibrancy. I see students in 5 bedroom apartments without any place to go, anything to do, any design to make their days more relaxed. To me, when isolated like that, you are constructing an even more concentrated student ghetto.

Right, change in density levels, not tax regime. I got those two mixed up.Originally Posted by benjaminbach
Sad to see a prime spot go to single-use student accommodations.
Well, there's still the other corner of University & Albert that still has a chance.
I also have hopes that maybe some services will one day go up at Columbia & Albert.
Houses are down now. Yet another student apartment site underway...Originally Posted by myfaceisonfire

Do we have any renderings of what this will look like when it's done?
