I hope that was sarcastic.
-
Or why on Earth was the second building not designed to have any sort of relation to the street?
-
It's not doomed. They're 45% sold... they just need to sell 25% more to start construction, likely at the end of this year.
Edit: unless you meant 'doomed' in a different way?
-
You'd be surprised. Quite a few students rent (some own) at the Bauer Lofts, I lived there for a year!
-
I really, really hope that they decide to sell the former church lot (new surface parking lot) to develop something useful eventually... it's just ridiculous how urbanistically regressive this...
-
I don't understand why those concrete pads are such a big mystery for everyone... the whole lot is a construction site and tons of infrastructure and foundations will be built. Just part of the...
-
No surprise that Engineering is Waterloo's most conservative faculty...
-
I have a feeling the person responsible for this has something to do with the School of Architecture... possibly Rick Haldenby, the school's director, was the anonymous donor...

-
I'm pretty sure it's a zoning issue... current academic uses can be maximum 6 stories when the building includes classrooms. This is what one of the planning professors told me once. In the case of...

I believe it will be close to the new iXpress route (set to begin service this year), which will be going all along Fischer Hallman towards UW.
-
It's here: http://www.kitchener.ca/en/newslist/index.aspx?deptId=PXQd1P73tEd5lA5HTgJ5Y3cHjgeQuAleQuAl&newsId=W5lA5HIrTbkKmmtPPr0BywTEVAeQuAleQuAl
The detailed plans are in this section (just...

The Grad House is intact in the latest master plan, but as WaterlooNative mentioned, the green space behind it will completely change to accommodate the pedestrian spine and also the new approved...
-
FYI, this project is expected to include around 1600 sq. m. of commercial space in the 2 buildings fronting Phillip St.
-
Thank you for the clarification! Good to know...
-
I agree with your replies. Also something very interesting to note is how they included a boulevard on University Ave. for the renderings... maybe only for aesthetic purposes of the renderings but an...
-
While it is a decent looking building it's relationship to the street has lots to be desired; that huge setback and grass buffer is only an obstacle between pedestrians and the building. It would...
-
Well windows are usually made with glass... what KevinL meant is what will be its actual use.
-
Wow... that -almost- looks like it wants to be a mixed-use building... interesting.
edit: here's the rendering for easier viewing

Hopefully this whole car centric culture will have changed by the time this lot is gone, especially in this area and when the LRT is built. Can't believe how comments like this are made about...
-
There are also IBI and SOMA signs on the fence. Hopefully this will be a better designed building than the others in the area, and by better I mean more urban given IBI's involvement.
-
Just to clarify, the administration is not 'blowing' money on new buildings. The university gets funding from federal and provincial governments especially assigned for specific academic buildings....
-
I just went to the sales office today and they told me 80 have been sold, construction starts in December.
-
On a different topic, I recently heard that the University of Waterloo is looking to get space at the Tannery for some graduate programs.
-
Buildings now are definitely not designed to last 100 years, maybe 50 years max.
-
Enough of ICF talk. Any news on the status of the hotel or the project overall?
-
I definitely agree with ViewFromthe42, we need more small and independent grocery stores, bakeries (or other specialty foods), and yeah, even more coffee shops. We also need more art galleries,...
-
I was hoping for this building to offer more variety in terms of unit sizes and pricing, a more 'mixed-income' development would do wonders to downtown... It's interesting, because from what I've...
-
Thanks, a bit overpriced I think. It's actually a bit more than comparable units in the Bauer Lofts.
-
Does anyone know how much are the lofts renting for?
-
How is this building better in any sense than the ones it is replacing? It seems to be exactly the same density/height, and the design is not particularly better...
-
Even if it doesn't get built in both lots there's nothing wrong with a mixed use building built only on the Red Cross Property, it's pretty big by itself and in a prominent corner.
-
Hopefully. It needs to be redesigned.
-
"it hopes to build..."
Seriously??? Why do they always seem to have this negative tone against development? This project is 100% happening... I'm pretty sure everyone will be impressed of how well...
-
"If the fall is favourable in terms of construction weather, Andrin expects to have the sales centre open by year's end."
-
They just covered the sidewalk around the property.
-
Then you think cities that evolve into more compact and walkable forms are idealistic over realistic? There are so many cities that are getting it and are reducing/getting rid of parking requirements...
-
It does work. There are people in this world who want to switch to a more urban lifestyle, they DO exist... as otherworldly as it may sound. Especially in a region with such growth and opportunity,...
-
Or just 13 new residents coming for the first time to the region of Waterloo.
-
No, C6, C7, C8 and C9 allow for residential units above the first storey.
Here's the zoning bylaw: http://www.waterloo.ca/Portals/57ad7180-c5e7-49f5-b282-c6475cdb7ee7/DS_DEVAPPROV_documents/1108.pdf
-
No, it never was. It is C7-4.
-
Well if it ends up being listed as a heritage building and Momentum still wants to build next to it, I'm guessing they would have to incorporate it in some way to the new building. I also think...
-
It means that the Red Cross building should be incorporated in some creative way to the new building on its parking lot.
-
Or you can always post their Twitter username and/or the links to the pictures.

Banks usually have a few locations even close to each other, one in uptown and another one in downtown would make a lot of sense. Where in downtown is it?
-
Obviously just what this city needs; more damn parking.
-
Exactly... hopefully U of W realizes this and somehow applies to all of its future development, especially North Campus, which is set to be developed soon.
-
Wow it looks definitely better than the renderings! (considering that it's not the most impressive architectural design)
-
Well the reason for this is because there is a much larger number of homeless shelters and support services in downtown Kitchener, while Waterloo has decided to completely ignore them. It will...
