425k is around the average. I sold mine back in June for 425sq/ft. It was a smaller unit than 1876sq/ft and I assume it will be harder for this seller to get that price per sq/ft as 800k will get you...
-
$430/sq ft. and .46cents/sq/ft. Way to pricey for downtown kitchener the way it is today...I'll be surprised if they sell the remaining units at this price, and if they do I pity the people down the...

I'm a pretty pro condo guy and have owned a house as well, but ever since prices have started passing the 400$/sq range it's hard to justify the price. You can hire someone and fix your house for...
-
Imagine being the poor sucker paying 300-500k for one of these units... Looking out your window (that looks like a student housing cheap window) to the view wondering "what have I've done"....
-
I second what DHLawrence said, this building has been though multiple owners. Can't see how this time it's going be any different. Also they want way to much money for it.. 1.2 million or something...
-
That's a good rental rate and plenty of people on my floor got similar rates when I lived there. As for the sq/ft prices being sold, I happened to get 430$ but I question how long that will sustain...
-
Kaufman's may rent for high but they are cheap to buy. 199k to low 200's gets you a 1 bedroom unit, which is cheaper than any development in Uptown.
Rents are high for anything that is somewhat...
-
As for the what's better Uptown/Downtown debate it's not even a fair debate today as Uptown is so much more ahead in almost every category. The only thing Kitchener has going for it is cheaper units,...
-
The money is held in trust and is protected in case of the developer going belly up.
It's the reckless people taking on too much debt or people over speculating that worries me with the condo...
-
Factor in a correction in housing and especially condo's there's a small chance of people making 25k-50k on these condo's in the short term.
-
The good news for most Ontario homebuyers is that because of the way the tax is structured, there will be no significant increase in cost for new homes that are priced below $400,000.
“For anything...

I love how they say the HST is included when none of these units would require payment of HST.
-
The city gave a huge break to UW for the school. Mostly because the land was deserted and the company was sold then went bankrupt so there was no one to go after for the cleanup.. That happens a lot....
-
I agree there is a demand somewhat for these type of developments, but the seniors also have a hard time justifying these prices. I know a lot of people who have considered this type of project or a...

Dig and dump works and is a economical way, but were probably still looking at a lot of money. Depends how much contaminant, if any worked it's way over to the site. No one knows until the do they...

Hitting a water table isn't the end of the world. De-Waterting and sub pumps can fix that. As i former resident of Bauer Lofts I know it isn't a huge issue to hit the water table. Sure you need...
-
Best part of that article is when he says "the only thing missing is the money", to the tune of 10 million.. haha
-
I'd be curious to see if they do underground parking here. The site is going to be heavily contaminated most likely, and I doubt Momentum will want to swallow that cost with the price point they can...
-
These prices are insane. On a 770sq/ft unit you pay 346sq/ft condo fees (includes hydro I know), but hydro at that sq/ft is 50-90 a month max. Plus another $45/month for parking fee, and if you buy a...
-
I laugh at these developers that promise these short term occupancies. Mady preached that they wouldn't have any delays or anything and we all know what happened. The only bad thing for these people...
-
It would be stupid to charge for it. The 2hr free system works fine. There is always spots.
-
The CAW doesn't have any pull in KW anymore members wise to affect the vote that much. I doubt it makes a difference...
I also think it's a bit funny that a union "recommends" it's members how to...
-
Ya the whole thing is pretty sad...
-
I noticed they didn't sandblast the green paint off the side....
-
Is this still going be rentals?
-
There have been workers, but that crane hasn't moved.
-
It's a percentage of the purchase price and it's kinda high... I think I paid around 700-800 when I moved into my Bauer unit and that was on mid 200's. I was lucky and only did it for 2 months.
...

Paying rent for 6-8 months until the building registers will suck though...
-
Most condo's have a common area BBQ that is natural gas. Bauer has on on the 4th floor and Kaufman has one on the rooftop (6th floor).
-
City of Waterloo's fire dept won't allow propane bbq's on balcony's. Only electric.
I've looked into it and so has my condo corp.
-
Thanks for the update. You pretty much dislike everything I pointed out earlier. I knew the washer/dryer would be a issue and the bathrooms do look like crap especially for what they are charing per...
-
Just a little...There is a .0001% of it happening.

1 year to complete?. LOL, what a joke :)
-
When is the hotel going to get started again?
-
It's a pain in the ass to try to get money back from the developer. I got some "rewards" out of my situation, but getting them to cover costs is a pain. Although I didn't have a lease at the time so...
-
Can't say I'm surprised. The building isn't finished yet enough to get a occupancy permit. Developers always do this, giving false hope. It'll be awhile still before occupancy happens.
-
So they are moving the Shoppers? That is great news!. I know the former ScoitaBank still isn't leased but having 2 King St fronted spots open will hopefully attract some restaurants. Shoppers doesn't...
-
Domion Lending is on that street also and a Natural Medicine store. Like BuildingScout said, almost all the homes are offices on the street.
-
Should be cheaper...The area surrounding this isn't as nice in my opinion. Plus it's a parking garage not underground parking.
I would think it would compare to Kaufman as it will be almost...
-
It would probably kill Carbon Computing, but since they haven't leased out the old Trios School maybe the owner will look to sell the lot for redevelopment.
You would think it would fetch a...

I personally like this building. I used to eat there before they re-designed it, and I always liked overlooking the river as I ate.
A friend of mine is getting married here in October so I'm...
-
It was mostly used for low-rise buildings in the past.. My one structural teacher was surprised that they were using ICF for high rise buildings.
I'm sure it works or the city wouldn't allow it.
-
There is a Panera Bread in the Square One mall. Not directly in the mall, but in the malls surrounding complex.
Been there a couple of times already..
-
Westmount Grand doesn't offer great amenities.. My point I was trying to make was that I wouldn't pay premium prices for that design because I'm not getting anything "better" out of it. ICF could be...
-
I hope they sandblast the side of this building to remove years of paint and rust.
-
It's nice to see something different, but that blue looks out of place. Maybe it will grow on me, but I doubt it.
I'll hold off judgement until it's 100% finished. These things happen in new condo...
-
There is I think, but it's still a lot cheaper for the developer. Like I said I'm no expert in this I just know it's a cheaper way to build.
-
I find it cheap and don't 100% trust it. I'm only in my first year of engineering so I'm not expert by any means, but the teachers don't even teach much about it yet, and most don't like/trust it.
...
-
I personally wouldn't buy a condo that used ICF... I don't trust the stuff. It probably works but I wouldn't pay 300k+ for a condo that uses it.
