Great post...Makes it very apparent how much development land is still available.
I'd be curious to see something like this for the Warehouse district. I think it has a ton of potential.
Maybe...
Good report. Always impressive seeing everything that's happened recently
Once it's all done there should be a number of redevelopment sites available. A combo of low density mixed use close to Victoria, and rowhouses would look great along here.
Black brick looks great. Glad to see it going all the way up.
Until the multi modal station is built. Then a redevelopment lot?
This is twice now that their use of spandrel has negatively impacted the look of a building.
At some point they'll have to build multiple projects at once. They're selling them way faster than they're building.
My guess is once they get all the money from #1, then that happens
But why would they have had all that work done to the frontage with Shoppers and Beertown if the plan is to rip it all down?
I was told the same by one of their servers. It was the excuse for the worst restaurant service I've ever had.
Yup. Boring.
At least make the small part that interacts with Charles have some interest
Ahh I hadn't thought about business days. My bad. Just thought I'd ask since it was getting close to the deadline and hadn't heard anything.
Thanks
I was really hoping Auburn had sold this to a developer that didn't suck.

Where's the main entrance to this thing?
I think it's zoned for 20+ storeys
Sage VI? But what about Sage IV?????
What happens if you haven't gotten a message within 10 days?
Has anything changed here in the last year or so? Looks the same from the outside.
What's the plan here?
New Mixed use corridor???
I've heard the same. Which would be good because all of the other schwarma I've had in town sucks.
They're not even rentals (which is the typical argument)
This stretch of duke is really picking back up. How much of it is because of the courthouse? All of it I think
You can make it sound helpful if that's what you're arguing. It's helpful because it brings people into the city's borders, but whether or not it actually brings them into the CITY is another issue
At the very least that in8 developments owns it since their signage is up on it. Which means we could see some mixed use along King. Weird idea, I know.
Anyone know exactly where this will be?
Great news. My guess is 74 suites means its both buildings.
Wonder what they've got in mind? Gutting and refinishing all units is my guess

And some want to live farther away for various reasons, but a lot want to live very close.
No idea, but i'd love to see some small scale mixed use along Weber. Would really add depth to downtown and having more things off of King st.
I've always wondered if they were over building too, but they just keep popping up.
I've got to wonder if it simply allows for every student to live within walking distance making everything a few...
Good looking project. They keep making good projects. It's sad though that the smaller side streets get mixed use stuff like this and King street is full of shit.
A bigger question is what...
And they typically do.
You can usually see a decent ROI from the time you purchase to when construction has started. Not the case here. Which is why Im guessing Brenden said it wasn't the best...
Depending on what the commercial uses are, could they not survive simply based on the residents living in the complex?
Ya Im liking the glass too. Especially since learning how often the all glass buildings fail. Something other than stucco would have been nice though.
I understand that, but while that's happening, we see things like 1 Columbia, or the 5 tower monster further down Philip being approved.
While Im concerned with parking requirements, Im more...
I think there's a shortage in that area of non 5 bedroom units, so I wouldn't worry about a glut. This and BarrelYards are two different areas.

1, 2 and 3 bedroom units. Finally. If Im a Blackberry employee, there is finally a rental project near by that I'd consider living in.
Also, the Phillip st frontage is much better than anything...
I've always liked that building and thought it'd look good if it were extended all the way to Joseph
Is this monster approved?
The animations for the transformations of Hespeler Rd, Fairway Rd and Charles/Cedar are drool-worthy. Id love to see any or all of that come to fruition. How can it happen though? Zoning changes...
Momentum seems to always sell very quickly. Granted their other projects havent been as big. But they've still sold quickly
Is it just the first part that will open in 2017 or the whole thing? I got the impression the podium could be built and then the towers later on.
The underpass will start construction when the...
Unless the insurance money was already used at ottawa/westmount
I have a feeling temporary is 5+ years.
Think about it. If you were a business owner, would you put that money into starting a location there knowing it was going to be anything less?
That's a really good idea. But not sure it could be done without getting rid of Stantec
I have a hard time thinking of a time when a building like this one will ever be considered architecturally interesting
This was a massive missed opportunity. The only acceptable reason for redoing it the way they did IMO was if the insurance company said it had to be the way it was
By the sounds of the article it was more than just resurfacing though, it was a road diet.

A very important part of things I hadn't thought of....
No Thanks! haha
I think it's still a bit of an eyesore though. As an office building it has very few windows, something that would be unappealing to a lot of people
I was given a couple at Tim Hortons today
Thinking about the old courthouse on Frederick and Lancaster made me think of this. Obviously it didn't get redone last year, is that still in the plans?
I always assumed they were both being turned into office space, but now that you mention it, I think you're right about just Weber st.
A university campus would be nice. But I wouldn't hate...
