Using our existing 600 Weber Street North building as a base, we are redeveloping our 600 Weber buildingas large floorplate professional office space. We see this building becoming one of the jewels in our high tech campus that currently includes Northern Digital, Avvasi. Crawford, Geoware, Campana, & Magnum.

The building will be re-skinned in glass curtain wall similar to the Sybase building along with architectural precast and granite. Two courtyards are being created to get more light into the interior and will provide multiple main entrances to facilitate strong tenant presence. The project will have professional landscaping, and a high ratio of free parking. HVAC and lighting will be new to very high efficiency specs. Building generators can be added. Condition of the completed project will be as-new throughout. Quality will be on par with buildings we have done for Sybase, the first tenant in U of W’s Research and Technology Park and the Northern Digital, Campana, and Kaparel buildings in our own Pressworks Technology Park.The end multi-tenant building project will contain approximately 106,000 square feet.In essence, we are saving the roof deck, structural steel, and concrete slab - everything else would be new.

The building an excellent location in Waterloo with easy access to the Conestoga Expressway. The Northfield area is very likely to be one of the transit stops on the proposed LRT route. Grocery stores, the St Jacobs farmer's market, restaurants, banks, and the Northfield Racquet and Fitness Club are all in close proximity.

They're being very generous by calling that "landscaping".

They should be building towards the Northfield/Weber intersection to take advantage of the proposed LRT stop.

As always the "high ratio of free parking" is unfortunate, but I personally like the look of the complex.

I was Looking at those renderings and for some reason they looked familliar. The building shown is actually a renovation of the manufacturing building just north of the NCR site. Based on that I would say that this is a huge improvement on the building that is there and is an excellent use of a building that has had difficulty renting its space for a very long time.

Hmmm, environmental best practices AND honking amounts of parking. Kind of a development version of the cheeseburger and diet coke diet!. Not a bad looking building from the rendering, but it should be pushed out to the street with the parking behind (why isn't everything buillt that way?).

Horrible-looking building, dated planning principals being applied here! Clearly somebody's not taking the McSquinty Gov'ts "places to grow" policy seriously. I wish Weber Street from St Jacob's Farmer's Market to King St would become a dense urban six storey street wall--retail and residential uses, with office parks behind them. Then run a transit row loop along King/Weber/to uptown/downtown etc.

This building is actually the closest it can be to the site. If you look at it closely this building is on the same property as the rendering on the previous page, which is a renovated industrial building on the property next to the NCR Property. The Setback line on the left side of the site plan is the setback line from Weber Street.

I have to say as much as this development is not perfect it is a huge improvement over what is on that site now.

It's absolutely an improvement, but just about anything could be. And while the buildings look alright, they could be better. My biggest issue is the scope of the project. While this isn't the perfect location, I would expect something of at least 5 floors. Rather than do a number of buildings that are low rise, do more mid rise buildings and do them in phases, it may take time, but would be better in the long run.

The former NCR site is huge – 37 acres with an existing building of approx 280,000 square feet as is. To give you an idea of the expansion potential, the site currently houses a couple baseball fields.

GPM (the same firm that is developing Sportsworld Crossing) has plans to add an additional 8 buildings (between 2,670 and 50,000 sq ft) to the site, to compliment the existing building. According to The Record, they’re debating whether to modify or replace the existing office building.

The Marsland Family owns some prominent office real estate in Kitchener Waterloo, including the Marsland Centre on Erb in Uptown Waterloo, two buildings RIM leases on Phillip, the Sybase building in the University of Waterloo Research & Technology park, and several Class A high-tech offices on Randall.

They are currently renovating their 100,000+ sq ft property at 600 Weber Street North, and have plans for a new 50,000 square foot building next door at 598 Weber Street North. This site is immediately north of the NCR site

This site, just south of Benjamin Road on Weber, is another potential office redevelopment. The site is currently being marketed by CBRE.

Oh – there is also a proposed Light Rapid Transit (LRT) stop at Northfield and Parkside, one block from Northfield & Weber. And SmartCentres just poured millions into a new retail development anchored by Walmart a minute away in St Jacobs.

Your future tenants enjoy things like that.

When you are investing in a residential rental property in Waterloo, you can buy one of the shiny new condos for $$$ in uptown, or buy a comparative bargain in the Northlake neighbourhood near major tech firms, new retail development and LRT.

In my mind, if the new addition with the underground parking is built this will be a good example of suburban brownfield intensification, all things being relative. This property is after all at the very edge of the city, with little transit access. If LRT is built with a stop at Nortfield this may change but for the time being this is intensifying the site and creating a modern use for a disused factory/warehouse space without being so large as to suck too many tenants out of the intensification corridors, mainly uptown and downtown.
