I called the city trying to get more information on this development, however the details aren't yet public (we'll have to wait a few months). I did learn these identical permits aren't simply a duplication error though, but rather the builder has sent in applications for two of the buildings. Whether they're built at the same time or not is another question. Note the status change of these permits from "Application" to "Under Review".
Overall this is a huge development: $80 million, 4 towers and I'd estimate roughly 800 residential units. This will result in approximately 1,200 more people living within metres of the Shelley/Blockline LRT station.

Yes. If your curious what they're going to look like I can tell you they will be identical to the one he just did at the corner of Mill and Queen.

Do you know if it will be four 12 storey apartments? It's odd I can hardly find any details on this project and it seems quite big, just a an environmental assessment.

from what ive heard its actually 4 14s. now i havent seen the prints for this site yet, but going by his past work i would assume that will include 2 attached pool houses as well.

This isn't transit-oriented development, but it's still going to be a lot of people living within easy walking distance of Block Line station.

And I'm sure these buildings will share the same egg-shell and off-grey colours that all of Drewlo's buildings seem to have. As a resident of the Wilson towers, I like where I live, but I can't stand the colour of the buildings. Some days, if I didn't know better, I'd think my building was really old with very faded paint.

I checked their website and seems not, so Spokes was right.
What I found interesting on their website is rental pricing for various cities ( i.e. London ,Kitchener ,Burlington).

Yea thats actually probably a better example because the Mill st. building is an "L" shape these will just be 4 rectangles with 16 units a floor lol.

The first tower can be seen from a significant distance, it really looks prominent from fairway Rd. Glad to see they have already started the second.

Drewlo makes good buildings, so they shouldn't have a problem fetching those rates. But the construction state might scare people away in the short term.
That being said, 4 buildings in a row, is a little boring. I wonder if they'll have any common outdoor space.

We lived in the Drewlo apartment on Country Hill Drive. It was the nicest, well-maintained building I ever lived in. Their prices are high, but the fact that they come with all the appliances and each unit has its own furnace and central a/c unit is very appealing. When we lived there, hydro was included so cranking up the a/c in the summer didn't have that extra hit in the pocketbook. I would recommend their apartments to anyone looking.

If you mean can a no-smoking provision in a lease be enforced, I suspect that the answer is likely "yes". Both the landlord (assorted direct and indirect costs) and other tenants (enjoyment of their apartments) would suffer damage as a result of violations, which wouldn't be too hard to establish.

I'm thinking that a "no-smoking" provision in a lease would be similar to a 'no pets' provision in a lease.
While you did sign a lease that says 'no pets' there is a provincial law that states that such a provision is not lawful, and is therefore not enforceable.
I'm wondering if a 'no-smoking' provision would succumb to the same circumstance.
