That's pretty good looking. Especially given the location. The (what looks) big surface parking lot sucks though.

Too bad there wasn't stuff like this happening in the cores, but I guess density is density.

No. A retirement complex is being built at that location. I think this project is off Laurelwood Drive back behind Sir John A. MacDonald Highschool.

Billboards for this place are up on at 600 Laurelwood (behind the retirement complex, next to the plaza) but also behind Sir John A. Mac further down, at 750 (or so) Laurelwood with a mini map indicating the sales centre at 600.

Seems they may be selling this in multiple phases or one owner owns both lots and decided that with the extra exposure of the 600 Laurelwood location they would put the sales centre there.

Billboards both say these are starting at $179,000

The billboard by the retirement complex points to the mall across the road where the sales office is located in an empty retail space. At the retail space, it indicates condos for sale beginning September 2010. At the lot behind Sir JAM, it says future site. Someone tried to pre-sell a condo development in this location a few years ago before the financial downturn. It seems like they are trying again. The renderings look better than the previous time.

The previous proposal and the evolution to this condo project had nothing to do with the financial downturn. This is also the first pre-sale of any condos for this property.

What do you recall as the "previous proposal"? I'm pretty sure that there was a trailer sales office pre-selling a midrise condo behind Sir JAM a few years back.

I don't know of any sales trailer ever being on this site, it may have been for the Deerfield Homes condo-townhouse complex across the street. It may have also been a construction trailer as the neighbourhood was being built out.

What do you recall as the "previous proposal"? I'm pretty sure that there was a trailer sales office pre-selling a midrise condo behind Sir JAM a few years back.

There was (and I'm talking the site behind SJAM), I was in it and still had floorplans until I cleaned my cabinets in the home office recently. It was for two 4 floor condo blocks. Guess we'll have to wait til the sales centre opens Sept to know what's going on here definitively.

On another note I thought most of this subdivision was developed by Eastforest Homes but when you go to the Activa website they seem to claim responsibility with the aerial shots of the neighbourhood. Activa is now building these condos under sub company and those original condos on this site were being marketed by Eastforest. What is the relation between Eastforest and Activa, if any?

I remember it since my friend owned a house backing onto it and was really pissed about it. I never got off the ground (sales were non-existent). Perhaps now that detached housing prices are still pretty high there will be more demand for this sort of thing. Or maybe they're going more upscale and denser.

I don't think there's a connection between Activa and Eastforest, other than Activa owns a lot of land for developing the region's subdivisions and Eastforest is a local builder.

Yes that is the one. The other location, nothing ever planned as far as I know. Interesting about your friend getting upset about that original proposal though as that site has been zoned medium density since before the subdivision was built so multi residential is a must here.

With the Places to Grow Act in place; all subdivisions must now meet a minimum density requirement and the only way that this subdivision will do that is if a multi level building(s) goes in this location. For other examples of this you must only look at some of the new subdivisions planned for Fischer Hallman and Huron Rd. area with mixed-use fronting the main street that runs through the subdivision (as is the case at Laurelwood with the townhomes that front SJAM) and medium density residential along Fischer. Pure 50-foot lot subdivisions are likely becoming a thing of the past around here. :)

The original owners of the townhouses backing onto this lot were advised that there would be townhouses placed in that lot much like what can be found at the end of Creekside Drive. There was a sales office as it was almost next door to my house and I had gone in. this lot of land has had 4 or 5 different proposals presented all trying to stick larger buildings behind our homes. The community has fought tooth and nail against each one of these and will no doubt do so again. If a builder actually put up a townhouse complex none of the community would have an issue. This has been loudly voiced to the City of Waterloo repeatedly and will be reflected in this years election if our City Council member doesnt wake up and pay attention.

If real estate agents or salespeople were saying that it was supposed to be a park or townhouses, they unfortunately were misleading clients for the sake of making a sale and to wash their hands clean. If anyone had issues with this property being zoned for medium density residential, they should have done their own due diligence and not purchased a home here, rather than complain later and expect the City to do something about it.

It would be bad planning to put low density townhouses on this site, especially since the zoning is in already place (no public meetings required) and also with the mandatory density targets of Places to Grow for new greenfield developments or infill.

You actually outlined the problem. real estate agents and/or salespeople employed either directly or via contract with decora/eastforest/deerfield (all owned by the same company) trying to get their sales. When they were asked about the property an honest answer of "I dont know, however it has been zoned as medium density so you could see such and such type future construction" would likely have resulted in fewer community opposition groups to the numerous failed projects for that parcel of land.

I work for a city. I know how zoning works and I aware of the legistlation requiring the changes in density. But almost 70% of the homes backing onto the offending empty lot (Believe me I would love to have that eyesore developed someway!) were marketed at first time home buyers.

Duke, remember when you first bought your home? Remember how overwhelming the experience was? Now imagine a first time home buyer trying to coordinate the purchase of a house in Waterloo from Toronto while working full time out of a van. The two months it took to purchase my home I had two(2) $900 cellular phone bills, a wife living out of a Laurier Residence working full time and a 4 year old at home with me.

All I expected from the representative from the builder was honesty and good customer service.

Oops my mistake, thankfully my naiviet will make me a better buyer next time around, but you can sure as heck bet I wont buy from eastforest homes again. In the 5 years I have lived at my house I have may sure future prospective buyers that were looking to buy a brand new home were aware of Eastforest dishonesty.

I've also noticed something else about this project listed on this website. 7floors/23m tall. All previous projects were 5 1/2 stories tall due to zoning. I'm assuming that the notice of change in zoning was yet again forgotten to be mailed to me. It's not the first time the city has "forgotten" to notifiy me or my neighbours in regards to matters on this parcel, and I am sure the OMB will be interested to see that the City has yet again to follow procedure.

Please dont confuse me as being adversarial with you. My problem is not with you, but if you chose to defend the project, I and others will present our arguments to you because our city will not hear them.

Sales centre opened today and will be open again tomorrow afternoon. There is a map on the site now too. This building is going behind SJAM and not behind the retirement community by the plaza.

I wouldn't care to live in a building surrounded by parking spaces, but with those prices I suspect that these condos are going to sell very well.

On another note, just my personal feeling, the "Beechwood" and the "Westmount" both seem odd to me. It looks like the kitchen / living room area are very closed in from the main entrance. The other units are more open. I think the "eastbridge" is much more desirable, walking into the common area.

If I'm thinking of the same sign then its got a large arrow on it pointing you to the sales centre. I think its there to serve as a bilboard.

I'm impressed with how efficiently these are laid out. Typically you don't see units with so little space wasted anywhere but Toronto.

I have not been there yet. But by the looks of ot the Beechwood and the Westmount are corner units. Great for lighting, however traditionally there is always some "wasted" space (i.e. hallway) in order to get into the unit

If they aren't related, what is the building @ Columbia and Erbsville ?

I believe there is a retirement community being built on that corner. I saw drawings for it ages ago in one of the city's council agenda docs but I don't believe we have a forum for it, nor anything visual posted on here for that project.

A new price list will be available on Saturday, October 2 at the Sales Centre (in the plaza at the corner of Erbsville and Laurelwood - between Food Basics and Shoppers).

Yea I noticed the same, prices definitely went up on the units and on the "premium" units. Must be selling well. That's good though. Not many people even know there is development past Columbia/Erbsville

Over 50% of the units in the first building have been sold.

There will be new pricing after April 1, 2011. You need to act now to take advantage of the existing pre-construction pricing.

Concrete is being poured and wall frames have been installed. Seems like only a handful of units are left as there are three listings on MLS claiming to be the last of certain models.

I got a chance to talk to the site supervisor today and he said they are currently working on pouring concrete and adding beams to the 2 floor parking garage. He said, in our small conversation, that it looks to be about a 2.5-3 year project with the inclusion of both the second building.

The original site plan had the two buildings facing one another. This looks to have changed now with the two buildings in an L layout instead. Was this done to mitigate the complaints from the townhome residents along there I wonder and if so how does this affect the trail connection in the site plan.

Somewhere along the 407 is a beautiful juxtaposition of a large religious billboard with a view of a subdivision not unlike that one, packed tightly with identical low-rise housing stock and nothing else. The billboard says, "And on your left, eternity."

Not that good. Route 13 is the only game in town, and it goes only to UW (possibly to Laurier if it interlines with Route 9).

The two buildings will still face each other. The second building (778 Laurelwood Dr.) has not been started yet.

The building you see is 776 Laurelwood Drive.

To the left is upper deck of the parking garage.
