Too bad this isn't a full 360 degree pano (it's roughly 270 degrees which means it's missing the new Waterloo Town Square, Seagram Lofts and Westmount/Erb Cluster) or that it wasn't taken from a bit higher point so we could see the Bauer Lofts. Still though, it's an interesting pic of Uptown Waterloo.

I'm not sure. But you raise an intereting issue. Can builders build on top of existing developments? So for this for example, could, if Manulife wanted, they build a tower on top of the existing building. (would also be a great idea for Waterloo Town Square.)

Manulife Financial Offices
In 2001, Manulife Financial invested more than $10 million to redevelop the 300,000 sq. ft. King Centre shopping mall into an office complex, bringing 1300 employees to the core. It is important to increase downtown employment because it increases activity and improves the economy of the community.

Generally yes it is possible (depending on what provisions were made when the original structure was built), a local example being the Sunlife Tower in Uptown.
The 1976 addition included provisions for an office tower...Construction of the eighth addition, a 13-storey office tower, began on June 11, 1986. It was built atop the existing four-storey and a penthouse portion built in 1976. An open house was held on Saturday, Nov. 21, 1987 for the public to have a tour of the new tower. It's still the tallest office building in the area.

Abstract (Document Summary)
It has been told it can put up a nine-storey tower on top of the existing three-storey structure at Water and Charles streets, Manulife spokesman Tom Nunn said. The tower could contain up to 144,000 square feet.
Although a tower isn't in the works, "we are very pleased that is an opportunity for us in the future," said Trevor Matthews, executive vice-president of Manulife's Canadian operations.
[Ray Royce] planned to turn the building into an office complex and was counting on Manulife to take over the space Sears is vacating. Instead, Manulife offered to buy the property.

Wow, that's quite great news. Here's hoping it'll happen. That'd change the makeup of Downtown for a long time. Unfortunately a long time is exactly what it'll take for that to happen.

188 King Street North is now slightly visible in this cluster. This skyline has gone through quite a bit of change in the past decade with the WLU King Street Residences, Andy's Apartments, 345 King Street North and now 188 King Street North. The biggest changes are still to come: 323 King Street North (U/C) & 247 King Street North (Demolition).

That new wing at GRH is looking very nice as well. It's amazking how much they've filled in their block in the last 15-20 years.

If they are, they should consider a parking structure in the second half of it that the hospital and Sun Life can share. Even with transit improvements, this is one block where demand for parking won't decrease any time soon.

I doubt they are, but you never know. They should do a long parking garage along the back of the block, opposite to King.

I think they are clearly sitting on that land with the aim of a future expansion. Likely a tower with parking under it.

A big thanks to Greg Moore (http://www.wonderfulwaterloo.com/member.php/13-Greg-Moore) for letting me have access to the Beacon Tower. You could easily do that using MS Paint, although it might end up somewhat sloppy looking.
I would like to see a photo taken from a similar angle in a few years to see the changes that have been made, but very cool picture.
You could even draw renderings of those changes if you had the skills and the programs to do it. I know SkyscraperPage.com has a few people who are experts at doing 'skyline forecasts' based on proposed and under construction projects.
Mentally, I can picture what it would look like with all the U/C and proposed changes, and it's quite a change. In particular, the Barrelyards would utterly transform that photo.

I traveled recently to London and Hamilton which are two cities generally more built up than KW. It struck me that allowing high rises here and there was the worst of both worlds, we lose the neighbourhoods without creating the high density districts that bring many services to an area.
I hope this is not what will happen here.

I can't imagine that these types of developments won't continue along King Street as both UW and WLU have fairly aggressive student and campus growth rate plans for the foreseeable future. I do, however, think that the city really needs to demand more from some of these developers in terms of building materials and retail requirements if this trend continues.

I sure hope you are right. I don't know the specifics of London and Hamilton which lead to a tall building every other block as opposed to a district with high density. I'm worried that we could repeat those mistakes here, perhaps inadvertently.

The consultant / special committee recommendations for Northdale should be forthcoming around June. If they're approved by Council (and I don't think Council would have a leg to stand on to reject them), they would pave the way for a lot of new development and of a very different sort in the university area.

Those are nice bright pics of Downtown from a differnet angle - reminds me how much I want to see Centre Block go up, although that won't do much to relieve the flatness of the skyline. How many years until Downtown sees something over 20 storeys, I wonder?
As for the Waterloo shot, my pleasure at the site of construction cranes is undone by the ugliness of the new student warehouses - Waterloo, what are you doing to yourself?! Better to stick with photos from the north looking south toward Uptown, imo.
