2010.05.31 - Robertson Simmons architects inc. has been commissioned by the Cora Group to design their fourth building at the University of Waterloo Research and Technology Park. This will be RSai’s sixth project in the development, and is scheduled to begin construction this Fall.

Wes Graham Way between Sybase and the RAC buildings?
They've completely cleared the field (done in 2 days from grass to just dirt) and are starting to move equipment on site...
The plot of land is on a slope so I believe they'll be spending the summer levelling and installing utilities, then construction in the fall.

That looks like the Agfa site to me. I'm pretty sure they've got signs up for it facing Hagey.

The image was taken from RAC I and the land is 465 Wes Graham Way.
AGFA will be at 375 Hagey Blvd. :)

Oh, I see the angle on the photo now. I saw the Sybase building and though the photo was from the south.

And.... I've finally found out. It's not Tech Park IV (or at least not now)
The image shown is what will be Open Text parking during the new building construction....
"A temporary parking lot for Open Text is being constructed between RAC1 and Sybase to accommodate the displaced employees during the construction of the Open Text 2nd Tower and parking structure. The OT project will begin when the temporary parking lot is complete"

The Research and Technology park map (http://www.uwrtpark.uwaterloo.ca/map/index.html) now has 4 sites listed as under construction.
I am assuming 435 Wes Graham Way will be the location of Tech Park iV.

It's good to see tech development but this suburban office park is really getting to me, why is it all always about parking?!

Think of parking lots as a great big "Reserved" sign for the plot of land they occupy. Once light rail is running through there, some of those lots can fill in. The area is obviously designed to fill in over time, otherwise the lots would be in front rather than next to the buildings.

Good point, but look at the Open Text expansion, it's pretty much the same thing. I'm amazed of the extremely outdated urban design principle they're still using. Hopefully this will change in the future.

Yup, absolutely right! 3/4 of that roundabout filled in. Just lot 380 to go! Maybe 380 can be 5+ floors high. Everything else is 3 or 4
So has it been confirmed that 465 is going to be RAC III? i really hope it gets to the point that the land becomes so valuable (yet at a price that still attracts business) that the lots are redevloped in to higher density buildiings with underground parking.

I'm confident it will. So far it's been developing in a way that can easily accommodate future intensification when the opportunity arises.
