Bauer Industries site being redeveloped

The Record
The historic Bauer Industries property located on King Street in Waterloo will undergo an extensive redevelopment incorporating modern commercial office space, retail shops, restaurants and a multi-story "loft style" condominium complex with 75 to 100 residential suites.
For more 100 years, Bauer Industries had been on of the economic engines driving the local economy. Several generations of families have been employed at this location and the Bauer family has maintained a strong interest and commitment to the community.
With the completion of Bauer's commercial consolidation activities, a decision was taken to look for redevelopment opportunities for the site which is strategically located along the central corridor of King Street.
At the same time, the principals of Laurence Development LP, a locally based development firm, were keen to undertake a redevelopment project in Waterloo. The location of the Bauer property, coupled with the growing interest in downtown renewal and intensification, make this property an ideal fit.
In preparation for the redevelopment undertaking, Laurence Development has completed the necessary background studies including environmental, engineering, planning and architectural design. The company is planning a creative and exciting mixed-use development that will encompass the entire Bauer property located at the corner of King and Allen Streets.
In recognition of the historical significance of Bauer Industries to the City of Waterloo, the original Bauer Industries building will be retained as the cornerstone of the new development following restoration to become contemporary commercial office and retail space.
The area will be know as the Bauer Buildings and will be designed by Roth Knibb Architects Inc., a renowned Torontofirm. Roth Knibb has been responsible for the design of the new Kitchener Farmers Market building and Old Quebec Street, the successful downtown development in Guelph.
Laurence Development is led by local businessman Peter Schwartz, with the support of other local investors including the Seegmiller family.
The combined expertise of these principals will ensure the successful outcome of this exciting project.
Constructions management will be handled by another loca firm, Projectbuildings.com, which is owned by Heri Polzl.
Other local businesses involved include MHBC Planning, Stantec Consulting and Paradigm Transportation Solutions.
Preliminary discussions have been held with City o Waterloo officials to outline the redevelopment plans.
It is expected that building demolition on selected areas and site restoration will commence this summer and continue through the fall.
Planning applications will be submitted shortly to the city and Region of Waterloo, which are expected to be reviewed over the net six to eight months.
This redevelopment represents one of the key objectives of local government to encourage development of brownfield sites and intensification of development along the central transit corridor.

More than a year before being constructed, the Bauer lofts in Waterloo's downtown are completely sold out and demolition work to make way for redevelopment of the former industrial property has begun, says a planner for the developer.
The majority of the lofts sold within three weeks of the presentation centre opening in November, said Carol Wiebe, a partner in MHBC Planning.
She is doing planning work for Laurence Development Ltd. Partners, the company behind the $40-million project to turn the former Bauer Industries site in downtown Waterloo into a mixed-use complex with trendy lofts, offices, boutiques, cafes and restaurants.
Wiebe said the larger lofts, up to almost 2,000 square feet in size, were spoken for first, and some of those sold for more than $400,000.
Then, some people bought two or three of the remaining smaller lofts to put them together into larger lofts.
So the development, which initially included 96 lofts, will now have 89 residential units altogether, Wiebe said.
"That's the beauty of the modular design -- you can put the units together."
She said before the presentation centre even opened, about 1,500 people had registered on a website to book appointments for an opportunity to buy the lofts .
"I don't think anyone expected it would be that overwhelming. I know the client was blown away by the response," Wiebe said.
"It has also set a new benchmark for prices for highrise condominiums in this region."
She said people are attracted to the "great location," and the fact that there will be restaurants and cafes to go to within the complex.
The lofts will have high ceilings and large windows with great views, and terraces, she said.
She said there will also be completely enclosed, self-contained parking underground -- another big draw.
In terms of age, people who put deposits down were anywhere from in their 20s to their 70s, Wiebe said.
"There were a lot of professional people who wanted to be in this part of the city," she said.
"But we also got a lot of empty-nesters."
The buildings have yet to be built and the official plan and zoning amendment process for the property is still ongoing.
The lofts won't likely be ready for occupation until mid-2007.
But the demolition work to make way for the redevelopment began about two weeks ago, Wiebe said.
The original Bauer Industries building at King and Allen streets will remain and be renovated for retail and office uses.
But the factory additions on the 1.15-hectare (2.8 acre) site are being demolished and two other buildings will be constructed.
One of those new buildings, at Caroline and Allen streets, will have the Vincenzo's food market as the anchor customer, as well as offices.
The other, on King Street next to the renovated factory, will have retail and offices on the lower floors with the lofts on the upper floors.
Although the demolition work is going on now, the construction at street level won't likely be visible until later this year because the excavation and construction of underground parking will need to take place first, she said.
The development will bring "a lot of vitality to this whole block," with people living and working in the area, Wiebe said.
Everything is conditional on getting the planning approvals, but this is exactly the kind of development that the city wants to see in re-using the original factory building and intensifying the urban core for the transit corridor, she said.

Peter Schwartz, president of Laurence Development LP, said his firm plans to add 39 units to the proposed condo building on the site of the former Bauer Industries property near the city core.
Don't expect to see any advertising though. Prospective buyers are being culled from a list of about 1,500 who registered an interest in buying a unit at the end of last year.
The first 89 lofts are completely sold out, with the vast majority quickly snapped up within three weeks of the opening of sales in November.

Redevelopment of the former Bauer Industries property in Waterloo got a long-awaited green light this week.
Waterloo city council has lifted a holding provision that prohibited development until contamination on the site at King and Allen streets was cleaned up.
A staff report said the developer filed a record of site condition on April 30 with the Ontario Environment Ministry and Waterloo Region officials subsequently said they were satisfied with the work.
"It's been a long time getting this,'' said Carol Wiebe, a private planner retained by Laurence Development Ltd. Partners, the project developer. "It was almost a year ago that the planning approvals were given (in June, 2006) . . . Everybody has been gearing up for this very important milestone."
The $50-million project near the city core includes a mix of residential, office and retail space, including restaurants and Vincenzo's food market, which plans to move from Belmont Village in Kitchener.
It will be located in a new four-storey building, while the second building will be a 15-storey condominium development called the Bauer Lofts.
One of the original Bauer buildings will be restored. Among other things in its history, which goes back to the late 1880s, the plant made insulation for acoustic and thermal purposes in automobiles. The complex of buildings closed in 2001.
The next step is to obtain site plan approval and a building permit, Wiebe said. She noted the developer at least made some headway during the site cleanup: It installed wooden shoring around an area excavated for a two-level underground parking garage.
Peter Schwartz, head of Laurence Development, couldn't be reached for an interview. But in an e-mail message, he said, "Construction will be full steam ahead now." :banana:
However, he said it will be several weeks before he has an estimate of the occupancy dates of two new buildings.
Wiebe said Schwartz is "sitting down with the contractor and everybody to hammer out a schedule" with realistic targets.
"They want to make sure it's thought through before making an announcement."
Last November, Schwartz said he hoped construction would begin sometime early this year, with the first occupants moving in by March 2008. It now appears the pace of approvals will result in a delay of at least a few months.
"The process has been so frustrating that, even now, it's a bit of a bittersweet moment, because we were hoping to be underway a lot sooner," Wiebe said.
"It's a complicated process whenever you're dealing with environmental issues."
An environmental assessment in 2004-05 identified chlorinated solvents as the contamination, likely associated with the old Bauer Industries operations. However, while that was being cleaned up, more of the same contaminants migrated to the property from an unknown off-site source.

After three years of acquiring other companies, Global Beverage Group of Waterloo was sufficiently experienced in the challenges of mergers to be bought themselves by a major U.S. company.
The smooth November 2006 takeover by HighJump Software, a 3M company, has proved fruitful for local operations.
The Randall Drive office is now the delivery division for HighJump, which is headquartered in Eden Prairie, Minn.
It develops software used to map direct-to-store delivery -- the route from the warehouse to the store shelf. While many products are involved, beverage companies, including Pepsi, are its main clients.
"As our former company, we had gone through nine acquisitions of U.S.-based companies so it's been very interesting for us that we had had that experience," says Chris Varney, general manager and vice-president of operations of the delivery division.
Global Beverage Group was spun off from Descartes Systems Group, a Waterloo-based provider of logistics software and services, in 2000. Between 2002 and 2005, it was involved in nine acquisitions of small distribution software firms.
The delivery division has about 150 employees, about 70 of whom are based in the HighJump office on Randall Drive in Waterloo.
Being part of a larger brand-recognized company has a lot of advantages, says Varney.
"We have points of interaction that we did not have before as a solo company. We are interacting a lot more closely with the research and development groups, the marketing groups, the finance groups."
Other HighJump offices work higher up the supply chain, interacting more with manufacturing and warehouse management.
Varney says that before the acquisition, the two companies had many common clients. Now, those customers can deal with one software management company, from production to store delivery.
"We are now marketing end-to-end solutions to customers," he says.
Being part of a bigger company also gives the Waterloo operations a voice.
"We now have a seat at the table with Pepsi-Cola North America in New York," Varney says.
The Waterloo office has more than 20 software applications that focus specifically on the needs of distributors.
Many of the applications run on mobile computerized devices, such as tablets. The software does everything from organize the most effective way to load a truck, to planning the truck's route, to analyzing inventory on a store shelf.
The software saves time because orders can be transmitted back to the centre immediately.
It also saves gas, a key selling point in a world in which oil prices are increasing and environmental concerns are growing.
Clients can pay for a software licence up front or by subscription, a new method that allows clients to pay monthly or annual fees.
Staff, including marketing manager Alison Clarke, attended a user conference in San Diego in September. It was the first time clients and HighJump were able to get together to discuss ways to better work as a team and more efficiently utilize HighJump applications, Clarke said. Customers ran the software and gave the company feedback.
Despite the fact that 95 per cent of HighJump's clients are U.S.-based, the company views the Waterloo office as a key asset.
"One of the discussion points we had with 3M during the acquisition phase was their excitement about the University of Waterloo being here," Varney says.
Many employees in the research and development group are graduates of the University of Waterloo. Many started as co-op students.
HighJump plans to stay in Waterloo indefinitely. Cramped for space, the company has signed a lease for space in the office portion of the Bauer Lofts project in downtown Waterloo.
It plans to move in when construction is completed.
"We are making do with space we have now, but it is certainly not what we want to have," says Varney. "We started looking around and the Bauer building looked like a perfect fit for our organization."

Last week's featured photo showed the old Bauers Limited building at the corner of King and Allen streets in Waterloo. The photo was taken on June 14, 2005.
Aloyes Bauer opened a mill he called A. Bauer and Co. in 1888 after buying the property from a carriage company.
The mill made cotton batting and cotton flock for bedding and furniture. In 1915, the company started making seat cushion padding for automobiles. The firm incorporated in 1917, becoming Bauers Limited. At that time the building was 1,533 square metres (16,500 square feet) in size and the company employed 22.
In 1933 the company began manufacturing yarn and twine. Around 1939, a new product, sisal padding, was introduced. It was sold to automobile and furniture makers.
In 1954, the company began producing foam rubber. It was sold in padding form to both furniture and auto industries for seating.
Bauers opened a second factory on Dutton Drive in Waterloo in 1966. The company's name was changed to Bauer Industries Ltd. in 1973.
Over the years the company expanded at least 12 times; eventually the buildings consisted of 23,225 square metres (250,000 square feet) at the two Waterloo plants. As of its 110th anniversary in 1998, Bauer Industries employed approximately 250 people, operating the Waterloo plants and one factory in Hildebran, N.C., and a Detroit -area sales office.
In the fall of 2001, Bauer Industries Ltd. closed its King Street plant and consolidated operations at its Dutton Drive facility. By then, there were only 160 employees. After Bauer moved out, the King Street building was mainly used for storage.
Bauer Industries is still going strong. Its website says: "Bauer ... the family that keeps vehicles comfortable and quiet!"
The 1.2 hectare (three-acre) site is now being redeveloped by Peter Schwartz's development company, Laurence Development Ltd. Partners, into a mixed-use complex called The Bauer Buildings, containing loft-style condominiums, offices, retail stores and restaurants.
The factory additions have been demolished, but the original two-storey factory at King and Allen streets will be retained and will house a restaurant on the main floor and office space upstairs.
A second, four-storey building at Caroline and Allen streets will have a food market, with Vincenzo's as the anchor on the main floor and office space on the upper floors.
A third building beside the renovated factory will be called the Bauer Lofts. It will feature retail space on the main floor, office space on the second and third floors and condominium lofts on the upper floors. Plans call for the building to be 15 storeys high, with a two-level, underground parking garage. Construction is expected to be finished in 2009.

The Bauer Buildings, now under construction at King and Allen streets, is a good example. Laurence Development is putting up a mixed use development -- it will contain shops, offices, restaurants and 141 loft condos -- on the site of the former Bauer Industries factory. The property was contaminated with a chemical called perchloroethylene, a known cancer-causing agent that was once commonly used in dry cleaning and other industrial operations. The site has been cleaned up and it now meets Ministry of the Environment standards for new development.

If all goes according to schedule, a Caesars Closet (www.caesarscloset.com) women’s and men’s clothing store will open in Waterloo’s Bauer Lofts development (near King and Allen streets) by September.
Caesars is owned and operated by siblings Cathie Romeo and Brad Galway. Romeo founded the business and opened a store in 1996 in Cambridge at 140 Hespeler Rd., and was joined by her brother as a business partner in 2000.
Romeo said they’re impressed by the “amazing retailers” and the concept behind the Bauer project and she’s confident Caesars Closet will be a “perfect fit” for the development and for uptown Waterloo. Romeo manages the women’s division of Caesars while Galway is responsible for menswear. They will divide their time between the two locations. Eight people will be hired for the Waterloo store.

Lisa Littlefield has been waiting more than four years to launch her flower shop in a new location in Waterloo.
And it looks as if she and several other businesses will finally be opening their doors this fall in the former Bauer building at King and Allen streets.
"It's going to be awesome in terms of business,'' said Littlefield, owner of Les Fleurs Floral Boutique, now in downtown Kitchener.
The 15-storey, 151-residential-unit tower, known as the Bauer Lofts, is already up and tenants have received notice from Laurence Developments that occupancy is to start July 1.
Coun. Mark Whaley bought a unit in the building.
"I'm so delighted to be involved in something iconic that brings retail and living spaces together," he said. "It's a mini-village."
The developer, Peter Schwartz, could not be reached for comment.
The property will be a mixed-use complex of condos, offices, retail stores and restaurants.
Estimated at $50-million in 2007, the project has had its share of delays. Among them, soil contamination from the site's industrial past.
The original Bauer building, which dates back to the 1880s, is being restored and will house retail businesses and offices.
Brad Galway, co-owner of Caesar's Closet, a women's and men's clothing store in Cambridge, will open a second location in the old Bauer building.
"We are excited. We can't wait,'' said Galway, whose storefront will face King Street.
The store, which sells clothes ranging from denim to evening wear, will have 2,600 square feet. The Cambridge store opened in 1996.
"We are trying to fill a void by bringing the brands and looks that we offer to Waterloo,'' Galway said. "The building project is a cool new concept."
He hopes to take possession on July 15 and begin setting up the store.
A hair salon and spa will also be in the Bauer building.
Carmen Caccioppoli, co-owner of Vincenzo's food store on Belmont Avenue, plans a September opening in the four-storey building going up at Allen and Caroline streets. The new location will triple the size of the popular food store. About 150 parking spaces will be available.
"I get asked every day, several times a day, when we're moving,'' he said.
Caccioppoli said the store will consolidate its current space, which includes a warehouse in Kitchener, at the new location.
Vincenzo's will also add a seafood market.
Charcoal Group of Restaurants, which has four restaurants in the region, will open its fifth in the Bauer project.
The 6,500-square-foot restaurant with 270 seats will face a courtyard between the two buildings on Allen Street, co-owner Tim Wideman said.
Managing partner Jody Palubiski said the Bauer Kitchen will feature an urban setting inspired by restaurants in Soho and Tribeca in New York City.
"The decor will be industrial, with funky lighting and an urban warehouse esthetic,'' he said.
Palubiski said the restaurant will likely open in early October.

How is the parking?
There are over 150 ground level parking spots. All parking is free. Some spaces will have a 2 hour limit. On weekends and evenings the first level of undergound parking will be available, adding another 200 spots.
Great news! Been waiting for this. Now all they have to do is get the "mini mall" done. Was at Caesars Closet on the weekend and they said spring is when they expect to be in. Seems far but with all the delays I wouldn't be surprised. I am hoping they get a coffee shop in the vacant space fronting king that was supposed to be Williams. I heard Coffee Culture was looking at it but I haven't heard anything since.

That's great news about Caesar's Closet! Hopefully there will be a coffee shop there. Coffee Culture surprises me a bit though, since they have a location close by. A Second Cup would fit, where's the nearest one? Not close.

I really like Vincenzo's sign - sharp looking! Can't wait for it to open, fingers crossed it's still next week, although their website now has a more general "January, 2010" opening date. One of the issues that delayed them was their refrigeration units weren't staying cold.
I'm curious to see what other signage happens for the building. I assume that isn't the only sign Vincenzos is going to have.

It would make sense that they would have some signage on Allen st as well. They should do the exact same sign (maybe a tad bigger), but on the other side of the building. Or maybe something that wraps around the Allen/Caroline corner?

Staff said they're out of the old place by the 15th or 16th, I believe. The shelves are starting to get stocked at the new location.

I am looking forward to seeing the new store completely overflowing with goods. It just won't feel the same until it does.
I was around the Bauer Lofts last night and noticed that Bauer Kitchens was completely full. I think that the hostess was saying that they had no more tables for a while.

I think a Pharmacy will pop up there pretty quickly. Where do you see more businesses locating? It might be nice if 144 Park would reconsider ground floor retail.
I ate at the Bauer Kitchen on the 6th and 14th and both times the food was superb and the service good. They aren't as pretty as The Keg waitresses but neither am I. haha. The Wednesday it was about half full, the following Thursday it was quite busy when I arrived at 7:30 until I left at 10:30. The waiter upsold me the wine, which was very good wine, so I didn't mind hogging the table time. :) Both meals bills (for two diners) were ~$140 before tip.

I am going to see the 8th floor loft on Tuesday morning. Current owners, what should I be taking note of during my tour? What are your complaints? Where did they cut corners? What are the positive things?
We took a look at Unit 808 back in September 2009. Our impression was it's too large (feels more like a home in the sky than a condo); history: it was a merger of two smaller units. Each particular building will have a better side to be on, for example the preference of a condo at King & Victoria would be to face downtown imo. At the Bauer Lofts though, my personal preference is to face Uptown. The downtown skyline is bigger, but not from this vantage point. Unit 808 faces downtown, and lacks that 'wow' factor. The balcony although larger than most is still incomparable to some of the units on the 12-15th floor (photos will be posted in this thread at some point). Overall this unit was relatively [in terms of the Bauer Lofts] boring. I have a few pics which I'll share and I apologize in advance for the poor quality.
What time do u plan on being there Tuesday morning? If you'd like I could show you my family's 12th floor unit facing Uptown. It's considerably smaller inside, but you'll see what I mean by 'wow' factor. A larger unit we liked was the 4-11th floors at the King & Allen corner of the building (also photos to follow of floors 4 & 5).

Ya you're right. A pharmacy would be a good fit. PharmaPlus maybe, and you can never rule Shoppers Drug Mart out, even if they have a location at WTS.
As for where. I'm not sure how large of a retail space we'll see across the street at 188 King. Probably not big enough for a pharmacy though so probably some other retail. Also, and this is pure speculation, but don't be surprised to see the Red Cross building get redeveloped into a mixed use building. Other redevelopment possibilities right around there would be other buildings on that 188/red cross block are there. Also, possibly behind Bauer in the 2nd half of the 144 lot.
As for converting the ground floor at 144, I personally wouldn't. Having ground floor townhomes is something that SHOULD be a draw for this building. It's something new for the region and in my opinion a great feature. Add to that, I'd rather see ground floor retail on King than off King right now.
I have to agree with UrbanWaterloo's opinion on the #808 suite. I have also been in it, and it's very large. Some people might like that but for the price I would just save myself money and get a 900-1200sq/ft unit. Although I know people who would love 1809sq/ft condo because it would "feel" like a house and if they wanted to live the condo lifestyle without sacrificing sq/ft this would be perfect. At least the 808 suite has some upgrade which are nice if you don't want to do work after you buy.

Thanks to both of you for your thoughts. I am living in 3,200 sq ft house in Westmount and I am ready for condo life for the ease of it, and a step down in size. I also couldn't only face north for the lack of sun. I'm looking for big place as I work at home. I've done 900 square feet and those days are thankfully over. :) I need a second bedroom and I want an office space near a window. The only option is a big place.
I love the location of the Bauer Lofts. It will be the residential heart of Uptown in no time. The students have infiltrated the north side enough that expansion is destined south. Plus, who wouldn't want to live so close to two LRT stops? I picture that area from the hospital to William to be solid building in 25 years. Projected increases say 250,000 more in the region in 25 years. Right now, that is more than the city of Kitchener. A huge amount of those people will end up in new developments along King Street. WATERLOO – Vincenzo’s reopens Wednesday in the Bauer Buildings at King and Allen Streets in Waterloo. Carmine Caccioppoli, co-owner the business with his brother, Tony, said the new 15,000-square-foot location is about three times as big as the former location on Belmont Avenue. In addition to offering deli meats, cheeses, pasta, pastries and a wide assortment of antipasto items and other products, the new location also has a seating area, fresh seafood counter, butcher counter and fresh flower area. There is parking for about 150 vehicles. Vincenzo’s, a local food market institution, was started by Caccioppoli’s parents from their home on Bridgeport Road in 1967. It moved to Belmont Village in Kitchener in 1992 where it has been until the move to downtown Waterloo.

Quite. I think moreso than a Coffee Culture, especially with their location only a little ways up King.
It would be nice but I'm not sure how fast they are expanding in this area. They already have a location going in at the Tannery District up the street. But Coffee Culture has been expanding a lot as well so who knows. Something different to this area would be nice.

You're right. While Balzac's would be nice, the Tannery location is only their 4th, so something else in Waterloo Region would be a surprise. Something like a Second Cup would do well, there isn't one anywhere around as far as I can remember

Great Pics! I was there yesterday and the place is real nice and better then I expected they carry more stuff then I thought they would. The parking lot gets busy now though, that's for sure when I got home last night around 6'ish I noticed a big difference driving down to P2.
When the gate system gets operational I wonder how backed up the parking lot will get. I think the logjams has a lot of it has to do with people getting confused with the layout.
Also Distinctly Tea is open in the original building, went in yesterday and the place seemed nice. Never been in before but they had quite a bit of people in for a Wednesday at 2pm. The only other store in the old building that is getting work done is Romeos Hair and Salon. It looks like the are using the upstairs also. They cut a big hole in the ceiling and look like they will have a staircase going up (maybe winding?). So it looks like they will have quite a bit of room. The bill on the window said it's apox $185,000 for the work.

SW view
I realize SW is usually the preferred view, however in Bauer I tend to prefer the N view. I wouldn't mind taking a look though, perhaps during the WW Meet?
Of the units we went through this was my father's preferred layout. I imagine it would appeal to others who are middle-aged & downsizing from a house. It's not too big like 808, but large enough that you have two bedrooms (one personal/one guest) and a den (office). This is 504, which had the benefit of having an extra window in the den, however the finishes in 404 are preferred (photos to follow). That said both lack the view you get from a higher floor, therefore 1104 or 1004 would be very interesting to go through.

When i pulled in today I noticed the last vacant space in the Bauer Marketplace is leased now. The spot that was supposed to be for Williams.

I mentioned Second Cup before. There aren't many around so it would provide some variety. But ANY coffee shop should succeed.
Well I emailed Primus Reality about the spot and they told me Mark Nunes Clothiers is moving in there. It's a high end tailor/mens apparel store. http://www.marknunes.ca
It was on 181 Park St, Waterloo, and Styles On The Park is the woman's line.
Not too thrilled about this, I was hoping for a coffee shop or something. The space is 2,786sq/ft and at 27$sq/ft it's not cheap with $8 for fees/taxes.

Is the market really that hot for men's clothing stores? We have Channers, Paul Puncher and now this? It must be good.
I don't think so, and in my opinion this is not a good fit for the building. Channers never seems busy and they sell casual clothes and this place doesn't really. Ceasers Closet is already going in the lofts and that is a good fit. It's more casual and really I don't think we need 2 clothing stores in the Marketplace. The lease is roughy 80,000$ so I guess they expect to be busy.

They would do quite well there. But is it big enough for them? I was under the impression that most of the stores are quite large.
That just shoes that most major clothing retailers (chains...but I won't get that started in this thread) are still focusing on landing in the malls. I'm really glad to see American Apparel having an Uptown location. Hopefully we see more of that, but I think we're a few years away still.
I didn't know he was a investor in town. I am guessing he knows what he's doing. I'm a little skeptical still.

Vincenzo's has a new home at Allen and Caroline streets in Waterloo
Though he’s not here to appreciate it, Vincenzo Caccioppoli is, in his own way, admiring the new store that bears his name.
Caccioppoli died in 1992, around six weeks after the shop he ran out of his family home on Bridgeport Avenue in Waterloo — then called Italian Canadian Foods — moved to a new location on Belmont Avenue in Kitchener. With that move came a name change; the shop, taken over by his children, would from then on be known as Vincenzo’s.
Seventeen years later, another move has taken place. Vincenzo’s, inarguably the region’s best known specialty food shop, is enjoying its first weeks in a brand spankin’ new space at Allen and Caroline streets in the newly finished Bauer Lofts building in Waterloo. And above the entrance doors is a large photo of Vincenzo himself.
“We want him overlooking us to make sure it’s all OK,” says his son, Carmine, who now co-owns the business with his brother Tony.
The store, at 15,000 square feet, is three times the size of the Belmont store. That store, interestingly, was about three times the size of the original Bridgeport Road store that Caccioppoli started in 1967 in an effort to cater to homesick Italian Canadians looking for a taste of home.
Wandering through the Belmont store, beloved as it was, had become a bit of an exercise in patience, especially if it was during the lunch hour and the sandwich station in back had a queue. Add a growing basket of goodies hanging off the arm, a big shoulder bag, and maybe a kid in tow, and the maze of tightly stocked shelves was a little frazzle-inducing.
Over at the Bauer space, you’ll see the same stock, but it’s blissfully spread out. So much so that you’ll think the store is carrying new things. Poking around in there myself, I saw things I’d never noticed on Belmont. Frozen pizza dough, for example. But Carmine tells me they haven’t yet increased their stock. There was pizza dough at the old store, he assured me. Guess I just hadn’t noticed it in my frazzled state.
That’s not to say that size is the only new thing about the store. The new Vincenzo’s has meat courtesy of The Bauer Butcher, a group of young chefs trained as butchers affiliated with The Bauer Kitchen restaurant, also housed in the Bauer Lofts building.
“It’s always been a dream to have meat,” says Carmine. “People were always asking, ‘Where can I get some good veal?’ And these guys have the same focus as us — flexibility, value.”
Local fishmongers Caudle’s Catch has also opened a counter in the store to sell seafood. There’s a café with seating, a flower shop called Les Fleurs, a demonstration kitchen and the pastry counter has doubled in size. Eventually, there will be new products, new bakery items and even gelato.
Getting settled in has required some patience. Four-and-a-half years ago the Caccioppolis made the decision to move, thinking the loft space would be ready for the spring of 2007. Delays with the building pushed that opening date forward by nearly three years.
Carmine is very diplomatic when asked about the frustrations involved with waiting. “Things happen for a reason,” he shrugs.
And though Vincenzo himself is not here to admire his sons’ hard work, his wife, Rita, with whom he opened and ran the original shop, has been lending a hand.
“She calls several times a day to make sure I’m still eating,” jokes Carmine, who has lost 20 pounds in the madness of the move. “So she’s been helping to test the phone lines.”
Asked what Vincenzo himself would think of the new shop, Carmine pauses and looks a bit wistful.
“The old time Bridgeport customers say he’d be proud,” says Carmine. “Coming from them, that has meant a lot.”

I think so. If not it's close to it. There was a $2,000 per floor premium added. My unit says sold out so it's hard to say for sure.

Nope, not the original. I remember being camping in the Summer of 2005 and chatting about this project "opening soon". If memory serves me the grand opening was late August 2005.

There was a list of upgrades posted on the window. I took a picture but it didn't come out clear. There were quite a few upgrades, but if I buy it, I'll be making changes.
The use of space was ok, but not that great imo. There is a walk-in closet that is more than 10x10, but the master is smaller than others I've seen. There is a lot of storage. You could house a family in it. :D
The view of Waterloo is great, but the wind and cold didn't make me want to spend any time on the balcony. I thought the balcony was rather small for such an expensive unit. I think direct sunlight would be pretty minimal too, especially after 144 is built.
Are the upper levels sold?
There is the unit I saw, but it is the only one I know of being available. I peeked in the other unfinished units on the 14th floor, but they are sold. Most have some customization done already. The NE unit has a door on it, but no others do.

To echo Bauer123, I also have no idea what the hold-up is on the penthouses. They've been at the interior construction stage for at least 6 months. :confused:
That's the wicked view in the building (facing Uptown). Kwliving, now that you've seen both views doesn't it look so much better than the other side?
In terms of sunlight: the specific unit you just looked at might have some issues because it's in the building's enclave. My recommendation is to try and grab one of the top 3 north-facing units at either end. They also have a larger patio, with the 14th floor's being 44 X 10 feet. I had WW members over at one on Saturday and everyone thought the sunlight was fine. Spokes thought it's because we don't have a grid layout in KW, so King Street @ Bauer is not facing directly north.
If you ever want to see what type of sun the units get up there just go on a sunday and walk up there. It's never locked, it's how I've seen just about every unit in this building.

Quick Update on the retail in the Bauer Marketplace
Siht Optical will be opening on February 16th. Thrive Juice bar looks like it will be open in the next month, and Romeos Hair and salon is coming along quite nicely also.
I emailed Mark Nunes asking when they expect the store opening in the Bauer Lofts and got this response.
Hi! We will be open by September 1st at the latest. We are currently working on the design layout of the new space and are also researching new fashion lines.
Hope to see you there...

That seems like a while to me as well; I have to assume the delay is on his end rather than on Bauer's (for once at least eh? :p). One can only speculate that either: his current lease is up this fall (why pay rent at two locations at once), or if he owns his present building he wants some time to get it listed to sell or to find a new tenant.
Went into Siht Optical today. They seem to carry all Women styles of reading glasses with a few sunglasses and they carry mostly high end brands. They also do prescription.
The space is pretty cool looking. They did a interesting design on the shelves and they have a built in fireplace by the cash register. That wall doesn't seem done yet but I imagine it will be done in a ledge rock of some sort.

If the Vincenzo's proves successful here, perhaps the folks down the street at the Central Meat Market dive will be inspired to build apartments or condos on their huge lot with a new (and cleaner! :p ) grocery store and more retail at base?
How busy is the retail here on an average day? (Going to be in Uptown soon to check it out.)
Pretty busy actually. Vincenzo's and Bauer Kitchen are huge draws. Some of the other retail isn't always busy, but I've been told by them they are doing well with sales.
It's a weird time right now because the retail isn't finished and construction workers are everywhere. No retail signage is up, etc. But the parking lot is always full and I'm sure it'll get busy over time.
Would be nice if Central Meat Market did something; Although I'm not sure someone would want to look out there unit and see a bunch of kids smoking in front of KCI. They would have to do something about that.

Perhaps. Although Toronto has a mixed use development that includes a high school at the base of two condo towers--the Republic of Yonge and Eglinton by Tridel (http://urbantoronto.ca/showthread.php?583-Republic-of-Yonge-Eglinton-The-%28Tridel-24-27s-Burka%29/page12)--that sold well as a luxury product. Yeah, KCI attracts the trashier kids, however, things can change....
It would be nice to see a funky indie coffee shop in the Bauer complex--something like Toronto's Darkhorse Espresso (http://www.facebook.com/group.php?gid=2400707558#!/group.php?v=photos&gid=2400707558). I know there's that cake shop next door, but illy drip coffee doesn't cut it with me.
Everyone wanted a Coffee shop.. It depresses me still that the last retail unit went to Mark Nunes Clothiers. Unless one of the retailers backs out there will be no coffee shop because the building is 100% leased.
For now we are stuck with the illy drip coffee....Although if you drink tea you can get it to go at Distinctly Tea.

I just looked at their menu via http://www.charcoalgroup.ca/documents/TBKbrunchmenuFEB10.pdf and noticed they're charging quite a bit more than what us Toronto types would pay for an espresso--$3-$6? Kinda crazy?
I've had a couple of them before. They are ok. Not a huge cup though.
As for those metal brackets on the windows of the original Bauer Building they are for the signage it looks like. Erban Corner by Starbucks has the same style.

Dive???? While I agree the idea of a redeveloped Central Meat Market site would be a fantastic development ---I think your calling it a 'dive' is completley unfair and inacurate. I love that grocery store. Shop there all the time. It's not a dive.

But the site and building itself are old and from an urban point of view, wrong! Sometimes the food there is old and out of date. The clientele is very old school Kitchener. I believe it's owned by a Sault Ste Marie Italian family.

Wrong from an urban point of view? It's the only grocery store K-W has directly on a frequent bus route, and probably the one that sees the most people getting there by transit or walking. It's also independently owned, doesn't have the endless rows of value-added garbage of most supermarkets, and brings in Ontario produce when they can get it.
The only thing I'd say is that it ought to have windows facing King Street. Otherwise, don't fix what ain't broken.

Central Fresh Market has been undergoing significant renovations lately. The look of the store has changed dramatically from two years ago, I suggest you take a visit. With all the money that Mike Williamson (current owner) has poured into the place, I don't think he'll be selling any time soon. Keep in mind that this is also the main grocery store serving Downtown Kitchener. If anything in that area is ripe for development, it's the area to the immediate east with the boarded up house, drive-thru Tim Hortons, and the parking lot behind with the now for lease Transylvania Club. This area is already planned to be re-zoned to into higher density development in the City of Kitchener's plan.

Central Meat Market may be centrally located on the 7 line, but it's hardly urban--most people arrive by car and park in the gigantic (and un-urban :p) parking lot. That space could be better used with residential, more retail, a large parking structure if need be.
Good to hear its been renovated--I'll take a look inside next time I'm in Waterloo (haven't been in CMM since early 2007.)

Ya while it isn't the most urban design, it isn't really in a spot that's forcing it to become more urban. Lets be realistic, the "mid-town" area is option number 3 in terms of redevelopment behind uptown and downtown. Now once both areas are really up and developed and really vibrant, then we'll see the development flow into mid-town. I think then it's safe to say there will be discussion about this being redeveloped. But that being said, there are a lot more properties in mid town that Id like to see torn down and redeveloped first. The Zehr strip mall property that was mentioned is one of them, all of the small single storey run down properties close to Central come to mind as well.
Not to mention the fact that Downtown Kitchener really needs a grocery store. It doesn't have one. This is the closest thing to it. Now if a full service grocery store opened downtown and business dropped off significantly at Central, that'd be a different story.
Needless to say, I think Central's good. For now.

Well, downtown Kitchener does have a good Asian supermarket, several Latin American shops (my favourites), and several other ethnic food shops.
I disagree--I think "midtown" will develop quicker than Downtown, as the stigma of Kitchener downtown remains a curse.... With UW Campus nearby, and quick iExpress service, I predict some of those empty lots will become apartment buildings within a decade.

I think the empty surface lots in downtown have a better chance of being redeveloped than lots in midtown do. They've got no amenities. Not that downtown has a ton, but certainly more.
I think there'd be just as much of a negative attitude to mid town as downtown

A bit of streetscaping (like they've done in downtown Kitchener) would go a long way. I walk from King and Victoria to Central Fresh pretty regularly, and that stretch of King Street is a disaster. Really pedestrian hostile, ugly, crumbling pavement, obstacles on the sidewalk... If they cleaned it up, I bet you'd see a lot more foot traffic. The mixed use zoning is going to help here too. Once we get a few good residential anchors in that corridor -- like the Bauer building, but on the Kitchener side -- I think we'll reach a tipping point and the street will start to fill out. Light Rail is going to be great for this too, particularly because it'll turn King back into a two-lane road and slow the traffic down. I'm really optimistic about this bit of King. 20, 30 years from now you won't even recognize it.

You're right about the mixed use factor, it's going to change things a lot. I always thought a few mid rise residential developments within the direct vacinity of the hospital would do quite well. That being said, they could do well in any spot along there I think.

You'd think there'd already be a fair amount of deman for housing near by from hospital employees?
The signage is going up today and I'm a little worried that they seem to have decided not to do the canopy style. From what I see so far it's not going look that good and the shop owners are already bitching about it. We will have to wait and see what the final product is, but if they don't do the canopy style Lawrence Developments dropped the ball hard on this one. Can't say I'm surprised though with everything that has happened so far..

I live in Belmont Village area and I am a regular customer of Central (on foot, bicycle, and car), and I am pretty sure you won't find a grocery store in KW that has a greater percentage of customers who don't arrive via the family car. Combine that with it's very central location, and that's about as urban as you get in 2010 KW, for a full size grocery store anyway.
Now that doesn't mean that I don't see room for redevelopment in this area. As others have suggested, the Transylvania club, the Tim Hortons, and the other property on the one side of Central form a nice block of land that could be redeveloped and would still leave Central with its fairly compact main lot. I would just hate to lose a thriving, local, and independent (an almost extinct breed in the grocery trade) business to redevelopment at this point in time when there are far more urgent areas of concern. If, however, we were to see the entire Central property redeveloped, I'd be willing to bet that the only grocery store that we would see in the new development would be one of those convenience sized "Urban" varieties of grocery store and that just isn't what this area needs and requires.

I don't think the sinage looks very good at all. It's going to be really hard to light up by the looks of things, making it hard to show themselves off at night.

Yeah, they have that second entrance right next to King, it wouldn't take much to change it so that it's right on King.
I'm no expert on zoning, but doesn't the Mixed Use zoning only apply to new and re-developments along the corridor. Surely they can't force an existing property/business owner to make their property Mixed Use???

Currently there is a strip mall, two drive-thru fast food outlets and several parking lots abutting this part of King Street West. These land uses will not be allowed in the future. The ones that currently exist are designated by planners as legal nonconforming.
That means over time it is expected those land uses will eventually be changed to comply with the new zoning laws.
By allowing more intense land use the owners have an economic incentive to use their land differently, Pinard says.
They mention the grocery store but don't say what will happen to it.

Here's a useful description (for me anyway) of legal nonconforming (http://ontariorealestatesource.blogspot.com/2008/06/legal-non-conforming-use.html).
Basically, if you make any significant changes to your existing development, your property will be forced to comply with the new zoning rules. If the property remains as is, then you're OK.

Lets not also forget, this property is now zoned for Mixed Use, and any propertys that are not mixed use are deemed non complying and will be expected to change with time. Im not sure if that applies to this property.
Mixed-use means the possibility of multiple uses, not an enforced mixture. That said, there are height minima in the new zoning, so Central Fresh will be legal nonconforming. I think.

/\ It's for as long as the property owner wishes to keep utilizing their property as set out in the legal non-conforming use. There's no expiry. Once the owner decides to do any changes outside what has been granted to them under their existing legal non-conforming use, the provision is dropped, and they must comply with the new mixed use zoning.

“I could never find something that fit my tastes,” she said.
Agkol wanted a modern look and furniture made out of sustainable materials. She wanted it to mesh with the look she had in other rooms of the house.
“I went onto the Internet and started searching for these products,” Agkol said. She used search terms such as “modern baby” and “sustainable children’s furniture.”
She finally found what she was looking for, but none of it was available locally.
So she decided to open her own store.
A year later, Agkol has opened Stork in the new Bauer Lofts building. The store officially opened two weeks ago, though Agkol and her husband are still putting on the finishing touches.
The store is filled with the traditional baby products — cribs, stuffed animals and toy boxes.
But the products don’t look traditional.
“It’s modern, it has an adult look,” Agkol said. “The stuff I have here is all unique. You can go to Toronto, London, the GTA and you won’t find it.”
Agkol is proud of her products — she points to Zid Zid stuffed animals, handmade plush toys painted with a unique process out of Marakesh.
The store also carries a line of custom-made cribs out of New England. Customers can customize the wood finish, the fabric and the look of the crib.
In addition to the modern feel, Agkol was looking for environmentally friendly products. Stork also carries cribs made out of walnut and birch from companies that use sustainable foresting practices.
While the products are sustainable, in that they are good for the environment, they’re also sustainable in that they last a long time.
“These are products that can grow with your children,” she said. “Parents are definitely looking for products that are green. They’re look for sustainability and realizing that instead of buying so much for a baby, buying things that will last and grow with children is a better option.”
Agkol is settling in well at the Bauer Lofts. Business has been steady and businesses such as the recently relocated Vincenzo’s are driving customers to the new development.
Agkol figured it would be this way, which is why she wanted to be at Bauer from the very beginning.
“As soon as I started thinking about opening the business, I wanted it to be in the Bauer building,” Akgol said. “It’s a refurbished historical building that was going to have a hip and cool vibe.
“It was right up my alley.”
Unfortunately for Akgol, the stars were not aligned right off the bat. The Bauer building had filled up quickly and there were no spaces left.
Akgol started looking for other locations in uptown but couldn’t find the right fit.
“Then we were driving home from looking at a place and saw a sign on the window (of the Bauer building) that there were spaces for lease,” she said.
Construction delays meant some retail locations had opened up and Akgol jumped on the opportunity.
“I called and within days I was signing a lease,” she said.
And now that Stork is up and running, Agkol is a busy lady.
She and her husband are the store’s only employees and Agkol can be found behind the counter seven days a week. Add to that a four year old and a one year old at home and Agkol is running on pure adrenaline.
But she’s been enjoying it.
“It’s been busy so far, it’s great,” she said. “As the rest of the retail space fills up and the place opens up . . . it’s going to be really exciting.”

Also Romeos Hair & Salon opened a couple days ago. They did quite a nice job with the renovating/decor. A hole was cut into the ceiling and they constructed steps leading to the upstairs that they will use for their spa services.
Caesars Closet is the only store not opened yet in the Shops and looks like it will be done soon.
I'm also concerned what is happening with the supposed "awnings" for the windows. The way the signage is up for Paula White is doesn't seem they are going to do it. I can't get a answer from the construction people about it either.

My wife and I had the chance to stop by Stork and Distinctly Tea last week and we were both pleased. Stork had a great layout; very simple, clean. Quite the opposite of your traditional overstocked, cluttered, kids shop.
Distinctly tea has always been a favorite of mine. Best place to get a tea to go. Zen like atmosphere & an amazing selection.

For years, Waterloo customers have been haranguing Cathie Romeo and Brad Galway to move their business north.
Siblings Romeo and Galway are the owners of Caesar’s Closet, a clothing store on Hespeler Road in Cambridge. While the store is located on one of that’s city’s busiest stretches, it can be a bit of a headache for out-of-towners to get to.
Nonetheless, people from Waterloo and the surrounding area have been making the trip, Romeo said.
“We’re more of a destination here,” she said. “But people always said to us that they’d love it if we were in Waterloo.”
So when the management of the new Bauer Lofts building on King Street in Cambridge approached the siblings to be part of the retail space in the development, Romeo and Galway knew there would be a market.
The store is set to open its second location later this month.
“Part of why we’re expanding to Waterloo is to fill a void,” he said.
“We’re going to bring brands and a look that’s not quite there yet.”
Casear’s, which has been in Cambridge for 14 years, carries mid-to-high end clothing and a number of exclusive brands. Galway wants the store to be known for its cutting-edge fashion.
“We tend to be ahead of the curve on trends,” he said.
“Caesar’s Closet is a boutique-driven shopping experience with lines that are unique in this region.”
The store carries clothing for both men and women, from brands such as Hugo Boss, Diesel and Kenneth Cole.
And while the clothes are trendy, they’re not age-specific, Romeo said.
“We’re the type of a place where a mom and a daughter can come in and shop together,” she said.
She’s hoping to replicate that experience in Waterloo.
Caesar’s is one of the anchor stores for the new retail space at the Bauer Building, along with stores such as Vincenzo’s and restaurants such as the Bauer Kitchen.
It will be a little different operating a store in a hub like Bauer than in the stand-alone store on Hespeler.
“The whole concept is for it to be a hot spot,” Romeo said.
“People who live in the lofts can come down and do their shopping and it will also attract people from around the region.”
Romeo has been running the store since she was 23 years old.
It’s been a wild ride, but what might be the wildest part is that she runs the store with her younger brother.
While some people might dread seeing a sibling even at holidays, Galway and Romeo work together every day.
They’ve had their clashes, but their styles are compatible, Galway said.
“I think what we share the most is our work ethic,” he said.
“That and a real passion for retail.” There are also some unexpected advantages to working so closely with a sibling,
“At the end of the day, we get along,” Romeo said.
“We know if one of us needs to take a step back for a while, the other will step up.
“We’re family.”
Right now, Romeo and Galway are itching to open the Waterloo location.
The store will be located at the corner of King and Allen in the northeast section of the Bauer Building.
They agreed to be a part of the development over a year ago and are hoping to have the store open as soon as possible.
They’re planning for the store to have a little different feel than the Cambridge Closet, but with everything that makes that store special.
“We’ll cater to the area and try different things,” Romeo said.
“Maybe bring in some new designers or expand our lines.”
But what Romeo wants the most is to get the Waterloo location up and running.
“We’re ready,” she said.

Williams Coffee Pub Backed out of that spot so Mark Nunis moved in. I bet they looked for a service oriented tenant but I don't think one was there. They did talk to Starbucks and Coffee Culture so who knows, who else they contacted.

Oh I thought you were talking about Caesar's Closet since you quoted Bauer's post about that saying that it shouldn't be used for the main commercial space

Not technically. I think you can sell but it wouldn't close until the building is registered. The ones that used to be on MLS that people backed out of were all being sold by the builder.
A lot of people are renting out their suites so I'm curious how many were just doing that until they decided to flip there loft. Original buyers bought in late 05 early 06, so theres money to be made.

Well I know a lot of people are tending to rent out units/houses given the economy rather then sell in other cities, but the economy didn't hit our housing market bad so Im not sure that'd be the reason for doing so.

lol nice offer :) I don't know anyone who lives in the penthouses which is all the 1500+'s . That's a big condo. I walk up to those quite a bit and check the slow progress they have been having on them.

New Bauer Kitchen updates old industrial site with urban wine bistro

Take one friendly corner restaurant. Take away the kitsch and add a heaping tablespoon of style.
Blend with one great wine list; set aside pretensions. Top with an affable sommelier and pop into the hottest neighbourhood in town.
That’s the recipe for The Bauer Kitchen.
“We wanted to create a restaurant that we would like to hang out in ourselves,” said managing partner Jody Palubiski.
The Bauer Kitchen is housed in the original factory portion of the Bauer buildings. It’s the latest addition to the Charcoal Restaurant Group, which includes the 50-year-old classic Charcoal Steakhouse and the slick Wildcraft.
“For this one, our internal compass was urban wine bistro,” Palubiski said.
The 120-year-old exposed yellow brick walls, original wood flooring and ceiling are juxtaposed with modern, comfortable furnishings and lighting.
“The reference points for us were some of the places in New York City we like to go to. It’s Soho inspired,” he said.
With two private dining rooms, a semi-private dining room, a courtyard patio and generous bar area, The Bauer Kitchen seats about 270.
Four years in the making, it opened to a great deal of anticipation in December. Since then, they’ve already poured more than 15,000 glasses of wine from the busy bar.
“People are adventurous here. They’re willing to try new things,” said sommelier Robert Miller.
“And we have a fairly young demographic in town that enjoy going out and trying wines by the glass.”
Miller has made it easy — every menu item is already paired with the perfect wine, available in three-or six-ounce glasses and tagged with a cheeky description.
Pelham’s Sibling Rivalry red has “more BlackBerries than Waterloo.”
R Wines bold Lucador Shiraz is “like being wrestled to the ground by the Fruit of the Loom Dude.”
A Peninsula Ridge sauvignon blanc has “more acid and grass than a Pink Floyd reunion.”
“We wanted to have some fun, and make it easy and approachable,” Palubiski said. “The idea of having a three-ounce with your soup, and a six-ounce with your entrée, and paired intelligently, it’s a cool thing. To me, that enhances the experience.”
It took Miller a few months to build the 189 bottle wine list, based on food pairings, price points and what’s available.
His extensive education includes certification with the International Sommelier Guild, and a certificate in oenology and viticulture from the University of Guelph.
But it was probably his seven-year stint in the tasting labs for LCBO Vintages that prepared him for the Bauer challenge.
“I would routinely taste 300 to 400 products a month. It was a tough part of my career,” he laughs. “To taste that much early on a Tuesday morning, it’s not as much fun as it sounds.”
Miller has also begun to conduct educational wine seminars, complete with tasting exercises.
For the serious wine lover, the backdrop to the bar is the beautiful Enomatic, a gas-pressured system that preserves an open bottle of wine for six to eight weeks.
That’s allowed Miller to choose two dozen exquisite wines, available in one, three and six ounce pours ranging from $10 to $75.
“This gives us the opportunity to sell wines by the glass that are a little bit more expensive, that you wouldn’t otherwise be able to pour by the glass,” he said.
The menu is pared down — just 30 items — and focuses on quality, said Palubiski. All of the items are prepared in-house, and include mostly organic or local ingredients.
With a growing restaurant empire, they’ve been able to attract the best of the best to their kitchen. Dan McCowan, chef de cuisine, was recently awarded the Ontario Hostelry Institute’s Top 30 under 30 designation.
The menu constantly evolves, but the food offerings are always classic: soups and salads, mushroom tarts, cod cakes, pizza and, of course, steak.
“The breads are made in house every day. It’s truly artisan bread, all hand-made, hand-formed. And some of it with up to a 48-hour fermentation,” Palubiski said.
“So it’s just like the olden days.”
The Bauer Kitchen also has its own unique coffee, created by Baden Coffee Company. It’s a fair-trade, organic Ethiopian-Sumatran blend that’s available in one-pound bags at the restaurant or next door at Vincenzo’s. Both the coffee and the Bauer Bakery products have proven to be popular take-out items.
“There’s this great community feel down here, being part of this complex and the surrounding area,” Palubiski said.
“I like places that have that energy and animation going on, a little bit of buzz,” Palubiski said.
“We (the staff ) eat here more than anybody. If I could eat one last meal, it would be a steak frites and a glass of wine.”
As someone who lives at Bauer I do find myself down below eating and drinking a lot. :)

Went for first time last week with a couple of friends. Pretty busy for a Thursday evening but the noise level was OK. Food was uncomplicated with good ingredients and nicely presented. Didn't pay any attention to the wine descriptions, but what is in the article strikes me as more twee than "cheeky". Prices were about what one would expect. I would go again when in town.

Two gripes:
1. Way too loud when we were there. My wife and I couldn't converse. I realize it's a bistro and all, but this place was even louder than most.
2. We were sitting along the south wall. They have a bunch of pot lights mounted in the floor. The one next to our table shone so brightly into my eyes that I couldn't see. Good thing they provided cardboard beer coasters that are the perfect size for covering up the lights.
The food was good. A bit pricey but not excessively. We live in the area but we won't be back until I hear from others that they've dealt with 1. I'm not holding my breath (or ears) waiting, though.

Might be worth giving it another try before deciding about the noise issue. You're always going to get a lot of noise if it's really busy, or potentially a section was rented out, and of course the time that you go. I've never found the noise to be an issue personally.
Like I said, worth giving another shot before making a decision.
The place is busy every night of the week. It's crazy how busy the place actually is. If you don't book reservations for lunch on any random day there is a 45min wait, or you can sit at the bar if you can find a spot. (which is hard)
It is a bit noisy but I don't mind, maybe because I'm younger and used to it. The private rooms are quiet if you eat in there, but you need a big group to get one usually.

I know it wasn't the warmest of days, but this got me thinking about the Bauer Kitchen patio: if the Bauer Lofts overshadow the patio and the wind tends to travel quickly through there, even on the hottest of days this summer, will it still feel cold and have a significant draft?

Ya that's a good point. It'll be interesting to see when the sun shines in. We'll have to keep track of the optimal times for sitting on the patio.
Duke, I know exactly what your talking about. That pathway is a HUGE wind tunnel. I'm hoping it'll be good considering the planters cover 4-5ft from the ground but we will see I guess.

I'm not certain what they could do, wind tunnels just come with high density development. I expect 144 Park will improve the situation, it would cut off the most direct path.

So Thrive opened today. Well it's there soft launch. They will have some famous biker there sometime in May for there Grand Opening. Had a smoothies there today it was pretty good.
Caesars Closet opens tomorrow also.
And lastly they installed a new sign in the courtyard for all the tenants of the Bauer Buildings. Looks like another will be installed for The Shops. It looks pretty nice also... I'll try to get a picture sometime today

A small space like a juice bar such as Thrive is a great place to use white walls.
The unfortunate use of white in the Bauer Buildings is in the Vincenzo's. Yuck. Even the ceiling for God's sake. The ceiling spaces need a dark grey coat of paint.

Rant here, but why the hell can't more KW hot dog cart sell veggie dogs?? They always seem to be big sellers at Toronto carts so why not just store a few packs in the cooler as you are ignoring potential customers?? It's so frustrating how veggie unfriendly this city can be (though admittedly it is better than many similar sized NA cities, still not good).

You do have a point for that location, but sometimes(not often) I just want a hot dog for the sheer convenience of it....I'm on my way walking & eating within a few minutes of ordering.
I thought it was odd also.. But I see quite a few people eating there... He probably gets the construction workers mostly.
Btw the awnings are going be installed sometime in the summer with lights shining down on the signs, and apparently sometime in June there is going be a grand opening with a band in the courtyard. I heard it was going be Tom Cochrane.

Still they're more expensive than a cart so, as Bauer123 surmises, they're probably not attracting the construction trades demographic ;)
I guess we'll soon find out. When the construction migrates westward to Park St. I wonder if the cart will move with it.

Cheap...At least for the sandwiches. $4.25 for most $4.95 for the others.
The sushi and salads are 5-6$...and the hot food section is 5-6$ for the meals. I don't find the food-to-go expensive.

Nor do I, especially for the quality. It used to be very busy at lunchtime at the BV location. So I'd sometimes order online (http://www.vincenzosonline.com/Sandwich.aspx).
But even when busy, I don't think wait times were ever even close to 90 minutes.
I agree it is slow. They just put another ticket system in but they need a better system for the sandwiches...
Heck Bauer Kitchen has a 45min wait anytime close to lunch unless you have reservations.. It's a busy spot..

I often wonder why they don't do a sandwich of the day, or two that is pre-made. I specifically avoid 11am-2pm there because it will take ~20 minutes to get a sandwich. I would offer a feature to get people in and out as fast as I could. Then again, I'm not in the food business. My liver and caviar on Wonder bread may not be a hit. :)

2. Offer pizza slices and maybe even sausages like the cart vendors -- only fresher.
3. Have a dedicated counter for picking up/paying for preorded food, possibly intergrated with their cafe.
4. Possibly add an https page to prepay for picked-up orders.

Owner of new Bauer buildings juice bar thrives on good, clean food

You can have fast food fast. Or you can have good food slow. But can you have good food fast? Jonnie Karan thinks so.
The owner of Thrive Juice Bar, the newest addition to the Bauer Marketplace, wants to make his customers healthier, more energetic, and yes, even happier.
“We don’t want to tell people what to do. We want to teach them, in small steps,” Karan said.
“We want people to ask questions and interact with staff.”
A trained chef and travel buff, this is a career he’s been preparing for his whole life.
Born in Kitchener, he and his family lived in exotic locations all over the world while his father worked as a civil engineer.
When he was in high school, Karan was diagnosed with ADHD and depression.
He now believes those diagnoses were related to his poor food choices and lack of exercise.
Then he met Kim Boril, co-owner of Fiddleheads Health and Nutrition.
“She just basically started giving me nutrition lessons. My mom and dad noticed a huge difference in me. All my symptoms went away within four to six months,” he said.
Today, Karan eats as many raw, organic foods as he can in a day, and avoids processed foods. He’s also an active person now, running and cycling.
And he has a focus and intensity that makes you think, “I’ll have what he’s having.”
What he’s having are the organic juices and blended drinks offered at Thrive.
As a trained chef, he knows how to create pairings that work and how to layer the flavours. So expect more than a sugary berry slushie.
These drinks have ingredients like avocado, mango, cocunut water, pear, papaya and pomegranate. And they’re enlivened with unusual touches, like lemongrass, curry, lychee or kale.
It was while he was living in Australia that he noticed a big difference between their culture and ours.
“Juice bars down there are really prominent. They’re on every corner,” he said.
“They don’t really do coffee shops. You don’t see a lot of overweight people.
“In the morning everyone is lining up — moms, grandparents, kids — for a juice or a smoothie.”
So, no swilling coffee or devouring donuts.
How is a person supposed to stay awake?
“We want people to choose their drink based on what their body needs,” Karan said.
“If you’re feeling groggy, it’s not going to spike like coffee does. It’s just going to level off.
“You won’t have that 2 o’clock sleepy period.”
Thrive juices don’t contain any processed sugars, syrups, preservatives or colouring.
What they do contain are plenty of organic foods from suppliers like Herrle’s Country Farm Market, Martin’s Family Fruit Farm, and Pfennings Organic.
Thrive’s grand opening was held on Saturday, featuring Brendan Brazier, one of the very few professional athletes in the world whose entire diet is plant-based. Brazier is an Ironman triathlete and the author of Thrive Fitness.
Now that he’s got the juice bar up and running, Karan plans to start serving food for eat-in or takeout this week.
Sushi, wraps, salads, sandwiches and soups will all be vegan, vegetarian or raw.
But they’ll also be made to order, in just a few minutes.
The words “health food” can conjure up images of dusty wicker baskets filled with granola and packages of dried figs.
But Thrive is clean, contemporary and stylish.
Karan chose natural materials such as concrete, glass and steel for the finishes.
An architect designed one of a kind furnishings for the space such as a 14-foot-long bench made of reclaimed lumber.
Even the washroom is stunning, the counter made out of 140-year-old cedar of Lebanon, imported from Italy.
Using recycled materials is all part of Karan’s earth friendly, body friendly philosophy.
Thrive uses biodegradable takeout containers that are made from potatoes.
They’ll be returning some of their organic waste to their supplier farmers to be used as compost.
They’ve also created symbiotic relationships with their Bauer neighbours.
They deliver juices to the bar at The Bauer Kitchen in reusable containers. They serve organic teas from Distinctly Tea.
They deliver juices to the moms and babies that take yoga classes at Stork.
“We wanted to raise the stakes of a place where health food is served,” Karan said.
“We wanted our health food to be fast and efficient, in a fine-dining atmosphere.”
I've been here a couple of times and it's pretty good, and the owners are pretty cool guys. They want to open on Sunday's but are waiting for Vincenzo's to do so. I'm not sure Vincenzos wants to open on Sunday, but since they don't nobody is open other then Bauer Kitchen. Hopefully this changes, especially in the summer when I think they are missing the foot traffic, etc..

Not surprising since Vincenzo's is family-owned and operated. But now that they have a café with gelato, coffee, pastries and such, they might consider opening just that section on Sunday afternoons to see what sort of demand there is. One issue is that the only entrance to that section is through the main building lobby. A door direct to the café would be much more inviting to walk-in traffic.

So would an opening with counter/cash register for gelato and drinks only. Their east wall is all glass so it wouldn't be that hard to replace one panel with either. A larger opening is probably not practical because that's where their seating area is.
BTW I noticed this morning that on the second floor, west side there's a plywood panel where a glass window used to be. Was that an accidental breakage, the recent wind storm or just lousy materials/installation?

I totally agree with the Vincenzo's cafe being more accessible and inviting, it would be a great opportunity for them to win the spot of the very needed cafe in Bauer. On a different note, am I the only one that is EXTREMELY annoyed by the huge grass strip on the King and Allen sides? It's ridiculous. We should start a complaint/petition to remove it and replace it with some planters and concrete or stone.

Nah it's just like that for construction purposes... They are still working heavily on those floors.

Mark Nunes already carries women's lines. The store is 2 doors down from the men's store I believe. This location will consolidate both stores and will also have a seperate section for custom tailoring.

Nice little sign. You could probably see it once lit up when driving down King, but you'd think they'd have one facing King as well.

One thing I don't understand about Bauer is how long its taking to do these "finishing touches". One little sign here, a light there, awnings coming soon... Now that the condo is registered, we may hopefully see an increase in the pace of things. The condo corp. will have more of a say now. It's all very tasteful though and looks good - I guess good things come in time.

Will they have a say over the signage/awnings?
No they won't because those buildings are owned by Lawrence Development. I've talked to the retail owners and they say it is the city/developer holding things up. In my experience with these people it is Dinardo/Lawrence. I will explain at the meet on Saturday if anyone cares. It's too long and detailed to be explained on this forum.
