Activa Group gets approval to build a commercial plaza at the corner of Snyder’s Road and Livingston Boulevard in Baden. The design will house up to eight retail, service or office operations within a total floor space of 15,000 square feet.


Baden commercial plaza set to get new clock installed next week

If you want to know the time while driving through the centre of Baden, there will soon be a new way to find out.

Activa Group will put the finishing touch on a clock tower at the new Baden Village Square commercial development on July 17.

The clock will be installed at noon, and should be running within 45 minutes.

Light refreshments will be served during the public event.

Vice-president of business development Paul Leveck said there will a few politicians present at the event, and hopes that the clock tower will be a landmark for years to come.

Leveck said the commercial square will be finished in two weeks and be ready for occupancy.

He wouldn’t divulge who was interested in moving into the square, but said there are five interested parties, some of whom they have been working with for months.

He said the businesses are a mix of service and retail.

Once they take occupancy, it would likely be another few months of interior renovations before they would be open for business.


Market uncertainty behind vacant Baden plaza

An uncertain economic outlook has stalled the process to find tenants for the new commercial plaza in Baden.

Activa Group Inc., owners of the 15,000 square-foot property called the Baden Village Square, which has provided an attractive but so-far vacant welcome to the residential community north of Snyder’s Road since mid summer, is still in discussion with potential tenants.

“I think what has happened is the plaza is lending itself more to community- based tenants,” said Activa’s vice president of finance Tony Giovinazzo.

Requests for information on lease agreements at the Baden Village Square are coming more from independently- owned retailers and businesses rather than corporate or national interests.

With lingering uncertainty in the market, some of the independent owners were questioning whether it’s the right time to sign a lease, said Giovinazzo.

“We kind of lost some time because of the market,” he said. “That kind of took them out of the box for a bit.”

With that explained, Giovinazzo said Activa has some offers to lease on the table but is not quite ready to confirm who those potential tenants might be until the agreements are final.

The plaza could house up to 13 separate businesses in 1,200 square foot spaces, but flexibility exists since the commercial space has yet to be divided evenly.

When the development was approved in May of last year, Activa said possible tenants for the plaza in the heart of Baden could include a health office, florist, restaurant, bakery or daycare centre.

First tenant for Baden plaza

Castleview Variety is slated to become the first tenant of Baden Village Square, the 15,000 square-foot commercial property owned by Activa Group Inc.

Castleview owner Ryan Waters confirmed an offer to lease is on the table and lawyers are working on finalizing the deal this week.

The Baden Canada Post office will move with the variety store, said Canada Post communications manager Tom Creech.

The store’s companion business, Teddy’s Bakery is remaining at its current location and could expand in the future, said Waters.
