Recommendation: That Waterloo City Council receive Development Services report DS2020-007 and approve Demolition Control Application, Walnut Village Inc, for the lands known municipally as 193, 195, 197 & 201 Lester Street in accordance with Section 8 of report DS2010-007.

Executive Summary: Walnut Village Inc has submitted an application to demolish the 4 existing single detached dwellings on the properties known municipally as 193, 195, 197 & 201 Lester Street (see Inset Map). The dwellings located at 193, 195, 197 & 201 Lester Street are currently vacant. The demolition has been requested to facilitate the redevelopment of the property. The applicant is proposing to construct a new 12-storey, 68 unit apartment building.

Yup, kinda looks like a mirror image of across the street.

For a second I thought there were some units that weren't 5 bedrooms, but I was wrong.

The left house is 191 Lester and the right house is 203 Lester.

Nope, I've decided to stop being surprised when the city of waterloo makes stupid choices in allowing student housing to over run particular neighbourhoods.

Not at all. There is a building of equal height across the street, the entire length from Seagram Dr to Columbia is a full of student housing and there are already four and
five story buildings along its length. If not in that street, where?

Not that either is nice, but the one across the street might be "nicer". It has balconies and some variety on the outside of the building. This one seems to be flat and plain. Then again reports say its going to be 80% brick. So we'll see. Either way, boring.

I sorta have to agree. My one major concern is traffic flow. Those buildings are really going to increase traffic on that street. It is already a disaster trying to make a left turn onto University from that street. I can't imagine how much of a jam there will be in that area. I'm a bit concerned about it.

I don't think it will be too bad. Given the dire availability of parking, it is clear students will walk to both UW and WLU, so the only concern is after hours traffic. We might need to place a turn lane on both King and Columbia though.

I think that a turning lane might be needed for sure. I don't see it being very easy to turn left off of university onto Lester during the RIM rush.

Ya but how many of the people that live there will own a car. The majority will walk and use public transit.

I agree that the majority will use public transit and walk, but with the scale of density that will now be on that street, it will still be a big increase of traffic volume. That section of Lester is tiny and as mentioned, there isn't a turning lane. You have to remember that there were once only like 20 houses on that street. The amount of people on that street has been exponentially increased.
