Oh nice! I love the open concept and contemporary feel to the place. The interiror flooring and brick work go well together offering a modern look and incorporating the original brick masonry of the building.

Wow, they really did a good job on the conversion! It looks fantastic.
Any word on if they sold the last 10 units they mentioned in the ad above. (http://www.wonderfulwaterloo.com//showthread.php/31-Spruce-Garden-Lofts-|-Completed-Sales?p=145#post145) Their website doesn't say anything so I'm wondering how much left they have to sell.

This is a nice building and is quite cheap now, although, most of the unsold units are ground level. I used to live around that area and couldn't see myself going back..Not a whole lot around.

Wow, they did a fantastic job with that conversion! Shame about the location, as you really can't walk to anything.
The square footage + price is sure tempting though... some pretty heavy discounting going on.

Took a drive by today, and was surprised to find the area this development was in. I really question what the developer was thinking with this project, as they are WAY ahead of the curve.
The building itself looks great, but a luxury development is completely out of place in this neighbourhood. I don't want to sound snobbish, but the houses around this development are pretty ramshackle in appearance.

Don`t feel bad. You are completely right. I was very excited about this project when I saw this thread for the first time. Drove by the area and it took away my enthusiasm pretty quickly. Such a shame. Project looks fantastic.
I might drive by the area again and see if i rushed to judgment.

Does everything have to be pre-gentrified for it to be appealing? These lofts are on a quiet, walkable street, within easy walking distance of downtown Galt. To me that doesn't sound bad at all.

While that may be appealing, the aesthetics of the surrounding neighbourhood play a big part in a homebuyer wanting to pay ~$300K for a loft. Someone's unit may be beautiful, but the view out their window is not.
Unfortunately with brownfield redevelopments, sometimes an aging working class housing stock surrounding the development can be an issue.
I think a similar scenario is happening with 45 Degrees - many people are reluctant to purchase a condo amidst a sea of student housing.

But, really, perspective buyers have to take into account that this is a factory refurb (a handsome one at that) in an old mixed residential industrial area in a town with a largely working class past. The reality is that if you want to live in a building such as this then there is a good chance that you will be surrounded by other old industrial and residential units in a mixed state of repair. While I'm sure this will scare off some buyers, plenty of others would be happy to trade suburban sterility for this. Besides, I'm pretty sure the pricing of these units has already taken into account the "up and coming" nature of the neighbourhood and they stand to make a good return on their investment when further redevelopment takes place in the surrounding area.
The area is years away from being decent... Actually it is quite sketchy and very cheap to live in. It was overpriced in my opinion, but the building is very nice.
I actually question how much downtown Galt will be up and coming, if anything they seem to be losing more than they are gaining.

As someone who is actively shopping for a well finished condo, it just KILLS me how the developer can't seem to give these things away for free. They are so well done and finished, but the location just sucks any life out of the project.
Guarantee they could sell these for twice the price anywhere near uptown, and there would be lineups to buy them!
