At first glance this project looks pretty cool, the render of the building looks pretty good as well. I could not find pricing information on their websiite. Was this just announced? This has been added to the KW developments map.

Yesterday was the first marketing I'd seen so I'd say it's fairly new (although that doesn't mean it couldn't have been announced for a little while).

The right hand side of this building looks pretty cool, with the two glass walls. The front looks like its a lot of small windows. At least it looks like they're using decent building materials.

Well needless to say they'll be clearing a lot of space. I wonder if its right in the middle, where the map shows, or if it'll be closer to one of those already cleared spots (by Strasbourg or Country Hill)

This development is by Options for Homes (who also did The Village at Brighton Park and the nearby Strasburg Forest Garden Villas), so it's not your typical market condo. On the 2009 Region of Waterloo aerials you can see where their Strasburg Forest Garden Villas is (45 Cedar Hill Cres) on the south side of the woodlot. I believe this site is between the gas station and the park boundary (check the Region of Waterloo GIS to see the property lines)

The only negative to this project for me so far is that they may have to clear substanial woodlands to develop.But other than that I think this seems like a pretty solid development.

Ya it's not ideal, but Block Line and Strasbourg are both major roads, and development/intensification of them in my opinion is needed, even at the expense of woodland. Id rather see woodland cleared here than further out near the boundaries of the city in favour of a new suburban community

Damn it! I used to play in that woodlot as a child. I was upset when the first rental building went in at the corner of Block Line and Country Hill Drive, and it looks like this will result in an even larger swath of property being cleared.
At least it looks like a reasonably nice design, but i'm definitely not happy.

Some pictures from the soon-to-be Tanglewood site. I also found some ground water monitoring wells in the woods right near where the condos are going to be built.

I like this project, I just wish it was built around the woodlot, not through it. I am all for urbanizing the city, but natural areas take many years to develop, it just seems wasteful when there are other sites that could be developed without destroying a woodlot. I am done complaining now haha. I have yet to make a stop at the sales office for this.

Apprently sales are at 10% so far, projected occupancy dates are 2.5 years from now.

the sales person seemed happy with the numbers so far. Need to sell 75% before building.
It's cheap enough... You'd think it would sell decent.

Ya you'd think so. Maybe a lot of people would rather save a bit more money and get a detached home. Detached homes are still far more popular than condos in this region, especially in that part of town.

That would be considered a terrible sales level. Normally you would expect to sell at least 10% just on the grand opening weekend.

In Toronto, this project probably would look much better. It would pre-sell to f&f (friends and family--aka, contractors and their friends, the developer's family) 10%; than VIP broker's another 20%; grand opening another 30% and be sold out within a month.

They actually have balconies but that part of the render is cut off, I asked the sales lady about this. Kinda weird why they would do that.

My gf purchased one of the condos on the cedarhill cres road opposite side of forest to this tanglewoods. First off when we got condo we were told no more development allowed in that forest and boom they now going to rip it down For this condo. We also got this corner unit for privacy and i hope now this new big building isnt looking down on my condo. 3rd these option for home stuff are cheaply made, cheap material, unskilled tradesmen build them. and still waiting on 30 days and 1 years stuff to be fix after 3 years.

This is one of the neighbourhoods that is going to see continued growth, so not surprised they're going to tear down part of the forest. At least it's not the whole thing.

Im saying both my condo and i expect this condo since it all same ppl running the show. Also we were told this entire forest was protected land. But turns out just a thin strip is the thin strip that always has lil stoners stinking up my area

Yea, I mean I certainly don't expect them to use top of the line materials at this price point, but hopefully they're reasonable.
Use Tarion to get the developer to fix the problems. Usually they step it up before Tarion shows up.

That's a great image, thanks for that! That's a decent amount of protected space actually, and even with this project, and another facing Strasbourg, it still offers quite a bit of green space and privacy.

The project will be built on the front 1/3 part of the lot facing Blockline. The woodland at the back corner is protected. Home Options Alternatives is just finishing up Mountford in Guelph and will be directing all energies to this project starting right about now.
It is a non profit corporation specializing in this kind of project. They have quietly been doing business in the region and have done quite a few.

Yeah, I live in a development by the same people near Uptown Waterloo. It generally works for me. Condo fees, though, always get higher, even if there are no amenities. Mostly it pays for the reserve fund.

Looks like this is a dud: the on-site billboards ae now empty frames, and the sales office in the plaza is being packed up.
They may try again once Block Line is connected to Courtland and/or when the LRT station opens there, but that's just a guess.

That's too bad. There would really be a lot of use for something like this but more centrally located.
