A 103 Unit loft-condominium development on the historic Seagram lands in the downtown core of Waterloo. This "adaptive re-use" re-development of the two remaining original bonded barrel warehouses involves the total removal of the extensive interior heavy timber barrel racking and introduction of a complete steel and pre-cast concrete floor and roof structural system. The existing historic main facades of the massive brick structures are retained, with generous new fenestration introduced on the remaining facades as an expression of the new loft spaces created within.

Wow, units are selling very quickly in these buildings as of late.

A 1280 square foot unit recently listed for $368,900 ($290/sqft) appears to have sold last night. In addition, another larger, 1800 sqft unit on the 3rd floor was listed for private sale at $537,000 ($298/sqft). They had an open house last weekend and I haven't heard anything since, so I assume it has sold too.

Glad to see there is a strong resale market for these.

The area surrounding Seagram's is buzzing. I for one have always like the look of the Seagram Lofts.

Have you been inside the units? I have always wondered what they are like as some people have suggested they don't care for them. The prices cited above are certainly attractive, as are the sq numbers.

Just came back from brunch at a friend's house at one of these. What sort of details are you looking for?

Just generally curious about the type of space/layout. Two storey with loft, open concept? That sort of thing.

ya. some of the interior finishes look dated, but a lot of units have been redone already

Yep, the place I was at had a re-done kitchen for instance. There's a lot of unhappiness with the dishwashers that come with the units. Some one-storey units higher up. They actually are quite loft-like for the most part, although they do have some walls (e.g. for a den).

And yes, the original GE Profile appliances are very mediocre. Ours will be replaced soon, although we have some other projects at our vacation property that are capturing the available $$ for the moment. I like the the layouts, they are very open for the most part. I don't really care for the den areas though, as they are awkwardly shaped and not all that large. (at least in the units i've seen)

There are some very interesting layouts on the upper floors of the buildings. It seems that the original owners had a decent amount of flexibility when they were built.
