Looks like a great potential development! 3 floors of office, AND ground floor retail, AND underground parking. All good things. 3 floors isn't major, but for this location, it's a good fit. And while it's hard to tell, it looks like the building fits in with the district.
It's something like this that would make the Tannery's proposed parking garage (http://www.wonderfulwaterloo.com/showthread.php/30-Lang-Tannery-Redevelopment-|-20-m-|-5-fl-|-U-C) acceptable.
I like. is that where the gas station used to be? The fact that they are putting u/g parking is a plus as for the ground floor retail. (which imo should be a must for any downtown project)

Yes it is where the gas station used to be. And if memory serves, they did a soil clean up a few years back right?
Even if the retail is just a coffee/sandwich shop like the ad states, it'd be a big hit. There's office space in that building, across Victoria, in the Tannery, either one would do well.
I also like that the main entrance seems to be at Victoria/Joseph, I'd much rather that than right in the middle on Victoria.

This looks pretty decent, like you guys have already mentioned as some pretty nice positives, downtwon location, ground floor retail, and underground parking. As always its too bad they just build these small little offices instead of making large office complexes with atleast 7 or 8 floors. But it has a great location, and it is a definite upgrade to what is there now.
When was this proposed?

You're right leaffan...it'd be nice to have some more 7/8 floor office complexes. I think downtown needs some more in order to draw as many workers to the core as possible.
Unfortunately, based on the size of this lot, I'm not sure how big of a building you could get away with. Would 7/8 floors work?

Three stories with no surface parking is fine in my book - maybe I'd rather see five stories, but hey. Though where is that ground floor retail going to be? The pictures doesn't show much street presence along Victoria....

My guess is that the retail will be on the corner of Victoria and Joseph and wrapping around to the Joseph st side. Probably one or two retail spots max, everything else office.

I hope that this project comes to the surface (or gets started) and it shows that this block should not be used for parking as Cadan wants.

Cadan has purchased this property and it is now all a part of their parking lot plans, according to John Macdonald.
