Green building planned for green school

WATERLOO — It seems fitting, to house environment students and faculty in one of the greenest buildings in town.
“We see this building as a chance to fully walk the walk,” said Nick Soave, a fourth-year student at the University of Waterloo. “We’re here to help the environment, and our building needs to show that.”
A ceremonial groundbreaking was held Tuesday for the campus expansion, a $20-million project that’s expected to conclude in 2011.
The project will add up to six floors to the fast-growing Faculty of Environment. Two other floors will be renovated.
Soave thanked university administrators for consulting with students and planning the building to high environmental standards. The design is not finalized but here are some features under consideration:
-Two floors of the new building will extend over an existing building. This is a $1-million feature that will shrink its ground-level footprint.
-The building will incorporate high-efficiency insulation, windows and lighting. Plans call for a planted green roof, to absorb stormwater and retain heat. Solar panels are anticipated.
-The building is expected to have low-flow fixtures and water fountains at room temperature, Plans are to recycle rainwater and grey water, to flush toilets and irrigate outside. Smart meters will measure water, steam and electricity use.
-Natural building materials are to be used, rather than artificial materials that give off emissions, such as laminate and plastic particle board. Local materials will be favoured. Construction waste will be minimized. Some trees threatened by the new building have been dug up and replanted elsewhere.
-The building will have features for pedestrians and cyclists, such as bicycle parking.
Environmental features are expected to add up to $400,000 in costs, said Deep Saini, dean of the Faculty of Environment. But there will be a payback, in reduced consumption.
He hopes the showcase building will achieve at least gold status under an environmental certification program. There are only three local buildings rated gold, one in Kitchener and two in Cambridge. The highest platinum certification has yet to be achieved locally.
Building costs are shared by federal and provincial taxpayers and the university.
The environment school desperately needs the new space. By 2012, enrolment is expected to be double compared to 2006. Professors are being hired “virtually constantly” to keep up with the pace.
“We actually can’t hire them fast enough,” Saini said.

A new environment for Environment
Officials will pull out the ceremonial shovels this morning and officially break ground for an expansion and renovation project that’s described as “transformational” for UW’s Faculty of Environment.
The project, says a background information sheet, “will enable environment researchers and students to enhance their vital work in key areas of environmental informatics and geographic information systems; climate change modelling, mitigation and adaptation; arctic research; green entrepreneurship and green business management; applied ecosystem and ecophysiology; and remote sensing, simulation and aviation.”
What they’re building is essentially an expansion of Environment II, the low structure that faces the ring road between PAS and Modern Languages (and that’s attached to Environment I at its other end).
It’s being financed with the help of capital grants — altogether $50 million for three UW building projects — that are coming from the federal and provincial governments under the “knowledge infrastructure” program. It’s designed to stimulate the economy by creating jobs in construction and related fields. The grants, announced in May, will cover about 80 per cent of the buildings’ total cost, with UW obliged to find the rest of the money.
Vice-president (finance and administration) Dennis Huber is spending most of his time these days getting the projects rolling and keeping them on schedule. He said the plan for Environment is to give the existing building (which dates from 1981) a new look and add space by putting a third storey on top of the existing two levels, plus fill in some space to the north of the existing site with a three-storey addition.
The background sheet tells why the expansion is wanted: “In the last several years, the Faculty of Environment has experienced record high rates of growth in student enrolment, faculty members and research productivity. Insufficient facilities, however, have constrained the ability of the Faculty of Environment to meet Canada's needs for basic and applied research, education and training.
“The latest investment of $14 million allows the Faculty of Environment to contribute even more effectively to national environmental solutions and capacity-building efforts, particularly through the new business-oriented School of Environment, Enterprise and Development.”
It quotes environment dean Deep Saini: “This new building, and the subsequent retrofits to the existing buildings, will reflect and demonstrate the environmental aspects of our expertise, research and teaching. Many of our stakeholders have been involved in this project and we plan to use the building's many features to demonstrate and teach environmental concepts in green building.
"With this initiative, and through the resources provided by the Government of Canada and the Province of Ontario encouragement, the Faculty of Environment has the opportunity to create a green building. We have proposed green features that will allow EV3 to achieve a LEED rating — we are aiming for gold.”
The 52,000-square-foot (5,050-square-metre) Environment 3 will provide classroom and office space for students and faculty members in SEED and the School of Planning. EV3 will increase teaching space, including a 140-seat classroom, seminar rooms and student study areas. There will be also additional office space for graduate students.
The building, complete with an atrium, will be integrated with the two existing buildings to upgrade and expand climate change and ecology laboratories, teaching facilities and project development space. An innovative structure, developed under the leadership of UW's director of design and construction, Dan Parent, will wrap the new structure over the existing Environment 2 building. The actual architect, and the construction company that will do the work on a "design-build" schedule, haven't been chosen yet.
“Green” features of the new building include innovative water management with the use of rain and grey water; a tight energy envelope, solar energy generation, heat recovery systems, smart metering-monitoring controls; ecological resilience in plants used in and around the building; and site planning and aspects to optimize pedestrian access, and day-lighting. As well, it will have innovative features that allow faculty members and instructors to use the building itself as a demonstration site for teaching and research — for example, water, energy, metering and plantings.
This morning’s groundbreaking ceremony starts at 10:00 outside the present building, along the ring road near Modern Languages.

Groundbreaking ceremonies for new math, engineering, and environmental buildings have already occurred. These expansions will be seen on campus in March of 2011. Vision 2010, an engineering academic plan created in 2005, guides the development within the faculty. According to the plan, there is demand for three new buildings: Engineering 5, 6, and 7. This improvement would be in addition to the Quantum-Nano Centre. Engineering 5, which is in the construction process (to be completed by March or April of 2010), will be a six-story building located in parking lot B. The first two floors of the building are intended to house the Student Design Centre, where students are credited for the design of the solar car and robotics projects. The department of mechanical and mechatronics engineering will be housed on the first floor, and the department of electrical computer engineering will go on the second. The department of systems design engineering will be located on the top floor. Substantial space for teaching and research will be present in the Engineering 5 building. The cost of this building will be around $55 million.
While the groundbreaking has already occurred for Engineering 6, it is still in the planning stages. It will also be located in parking lot B in close proximity to Engineering 5. Engineering 6 will house approximately 60 per cent of the chemical engineering department which will be transferred out of Engineering 1, whose old facilities have become unsuitable for chemical engineering projects. Both the federal and provincial governments are providing up to 50 per cent of the $42 million project through the Knowledge Infrastructure Program (KIP). “The university is working to engage in trying to raise private funds,” said Dean of Engineering Adel Sedra.
The math expansion, a four-storey, 90,000 square foot building, will be located in between the existing math building and the Photovoltaic Research Centre and will house the department of statistics and actuarial science. It will include all required aspects for the department: offices for faculty, graduate students, and research assistants, along with style copy rooms, conference seminar rooms, and research lab space. “We are also going to provide space for undergraduate student clubs,” said Jack Rehder, executive officer for the faculty of math, who also mentions that there are plans to put in a trading room for stock trading. An additional feature which will be seen in the new building is a large theatre-style classroom, located on the ground floor, accommodating approximately 350 students and available for booking by any faculty members. The bridge that currently connects the math building to the Davis Centre will be extended so that there is a link to the new building as well.
The building is expected to be finished by March 2011; however, building commencement is unknown due to a pending building permit. The budget of $23 million for the project should also include the contingent fee as well as renovations. The federal and provincial government are contributing $18 million to the project through the KIP. “The rest of the funding comes from a variety of other sources,” said Rehder, “this includes central university funds and well as contributions from the math faculty and this is because the KIP isn't for teaching but for research.”
A growth in the undergraduate enrolment in the environmental department has caused the need for a new building in the department. “The undergraduate enrolment has doubled in the past three years. It went from 1,200 to 2,000 and is still increasing, in 2012 we are expecting up to 2,200 undergraduates,” says Deep Saini, the dean of environment. The increase in undergraduate students has called for the increase in professors and the requirement for more labs to be created. Inside the building there will be a large foyer with a cafe and a fair amount of common student space. The top floor will have two courtyards.
The new environment building, Environment 3, will be a four-storey building located on ring road and attached by the first two floors to Environment 2 and on the third floor to Environment 1. The top two floors will spread across the top of Environment 2. “We want to keep our footprint on green space as low as possible,” said Saini. The faculty of environment is building to a gold LEED (Leadership in Energy and Environmental Design) standing. Saini added, “It would be the first to this standard on campus.” The plan is for the building to be only 52,000 square feet.
The groundbreaking ceremony has already happened and we should see digging start in just a few weeks. The cost of the building will be between $19 and $20 million. Of this sum, the federal and provincial governments will be giving $14 million.

We're in for another summer with significant disruptions along the ring road, the plant operations department has announced. From June 10 to July 12, a memo says, the ring road will be closed between Needles Hall and the PAS building parking lot. It's the result of construction on the Environment 3 building, which is already well under way. "Fencing will be erected to allow truss assembly on the road," says the memo. "Several cranes and long trailers will be on site. Pedestrians will be re-directed. Building egress will be maintained from the west side of EV2, along sidewalks to PAS driveway. Signage will be erected on the ring road in advance to notify staff, students and delivery companies." Grand River Transit buses that normally use the west side of the ring road will use the east side, past the Davis Centre, instead, the announcement says.
As the EV3 job progresses, the existing Environment 2 building will be at ground zero — much of the new construction is actually on top of it. Once the big cranes get to work, people can't be inside, plant operations says. "As per Ministry of Labour regulations, no one is allowed inside the building while overhead work is ongoing. Each morning the building will be cleared by UW Police and a representative from Cooper Construction. Access will be allowed after construction stops for the day or if weather makes overhead work unsafe." That will allow researchers to make use of their labs in EV2 during the evening, says Joanne Holzinger, executive assistant for the environment faculty, who’s coordinating arrangements. The lockdown will likely start at the beginning of July and run for no more than a month, she says. New locations have been found for classes that would have been scheduled in EV2 this term, and the MAD unit, the Environment faculty’s computing experts, is moving in to temporary space in EV1. The closed building also contains offices for the department of environment and resource studies: “Most of the faculty members will likely work from home,” says Holzinger. She’s looking ahead to the time when people are safely moved into EV3 and renovations can start in the two older buildings

Received this from professor today:
The big “lift” of the heavy steel trusses (60 tons) will be taking place next Tuesday, July 13th. We are expecting three cranes on site. The building (EV2) will be shutdown at 6:30 a.m. that day and will remain locked. THERE WILL BE NO EVENING ACCESS THAT DAY. The building will be shutdown every day at 6:30 a.m. until Friday, July 16th. There will, however, be access in the evenings on Wednesday and Thursday, as well as Friday evening. There will be full access commencing on Saturday, July 17th and from then on it should be business as usual. The ringroad will be opened as of Monday, July 19th.

“Tuesday will be a big day for our new EV3 building,” writes Betty Bax, Faculty of Environment communications. “The big ‘lift’ of the heavy steel trusses that will support the new building above the current EV2 building will be happening. Each truss is 151 feet long by 34 feet deep and weighs 70 tons. We are expecting three cranes on site.
“Word is that the company that created these trusses shut down its regular operation for several days in order to make the trusses by special order. The trusses are being assembled on the Ring Road.

“It's tremendously exciting to see the EV3 building taking shape," says Mark Seasons, the interim dean for the Faculty of Environment. "The unique building design along with its many planned green features will make it an environmentally sustainable signature LEED Platinum building for the Waterloo campus. We're very proud of this achievement."
While overhead work of this kind is going on, Labour Ministry regulations prohibit anyone from being in the building below, for safety reasons. The building will be locked down to ensure compliance.
Says a July 5 memo from Don Haffner, the university’s major projects construction coordinator: “UW Police and Jim McAlpine from Cooper Construction will sweep the building and lock down entrance doors to EV2 at 6:30 a.m. on Tuesday, July 13. The building will remain closed into the evening, with no access by staff or students.
“Wednesday, July 14 to Friday, July 16, the building will be closed 6:30 a.m. to 5 p.m. (approx.) daily, with access to the building in the evenings once doors are unlocked. Saturday, July 17, full building access. Monday, July 19, Ring Road reopens.”
Meanwhile, the denizens of E2 must go elsewhere.
“We have been preparing for this for quite some time because we had an early warning,” writes Joanne Holzinger, the faculty’s executive assistant.
“One of the key areas affected is MAD, our computing area. They were quick to respond and have set up temporary quarters, along with a helpdesk, in room 240A in EV1.
“Many faculty and a few staff are planning to work from home. A number of individuals will be taking vacation. A large portion of EV2 is lab and studio space so individuals will be accessing those areas in the evenings.”

When work started last August on the Faculty of Environment’s new building project, then dean Deep Saini was quoted as saying: “We have proposed green features that will allow EV3 to achieve a LEED rating — we are aiming for gold.”
In the months following, says interim dean Mark Seasons, the administration consulted with students, alumni, and supporters on the goals of the project. The outcome was a decision to aim higher: in fact, highest.
Leadership in Energy and Environmental Design (LEED) is a process of certification administered by the Canada Green Building Council (CaGBC), which assigns a total score for how well a building measures up in terms of sustainable site development, water efficiency, energy efficiency, choice of materials, and indoor environmental quality, as well as “innovation and design process.” The four levels of certification are certified, silver, gold, and platinum.
Why go for platinum? As Waterloo’s environment faculty, Seasons says, “We need to try for the highest possible rating. We need to be seen to be leading. We also want to show the campus community how it’s done.” He notes that platinum is rare right now, but as environmental technologies develop, “in ten years it could be the general standard. It doesn’t make sense to build a building that’s expected to last decades, and then a few years downstream to have to do retrofits.”
Evironment 3 will be not only the first LEED platinum building on campus, it will be one of only two in the region — and the first public building in the region to have that ranking. (The other platinum candidate is a private building owned by Enermodal Engineering.) According to the CaGBC, there are only 16 fully certified LEED platinum buildings in Canada. Six are in Ontario; none in Waterloo Region. Of the 16, only three are public buildings.
Environment’s project is being financed with $14 million in grants from the federal and provincial governments under the Knowledge Infrastructure Program. The total cost is expected to be about $21 million. Part of the balance will be found by the faculty. Another $3 – $5 million is to be raised through a campaign that has already started, but will become more public and aggressive in the fall. It’s chaired by Waterloo grad Thomas Mueller (MA ’92, Planning), CaGBC president.
What drove the project is the need to accommodate record high enrolment in recent years, successful new units such as the School of Environment, Enterprise and Development (SEED), more professors, and more research activity, all squeezed by two rather elderly buildings. (Environment 1 was built in 1966, Environment 2 in 1981.)
The Faculty of Environment will gain updated, greener lab, teaching, and project development space. The 57,000-square-foot, three-storey Environment 3, going up north of EV2, will house SEED and the School of Planning, and will include a 140-seat “smart” classroom.
A long list of green features could be included in the expansion. Key, from the LEED point of view, are solar power, energy conservation (including insulation), “grey water” and rainwater recycling systems, and high-efficiency lighting. Equally important will be metering and monitoring, to be carried out in a lab visible to the public.
Other green features include a spectacular two-storey living wall in the new atrium, connected to the HVAC system to improve air quality; a green roof, with accessible native species garden; a constructed wetland; high-efficiency washroom fixtures; and in-floor heating using recycled heat from computers. The building will serve as a teaching tool in itself, showcasing and demonstrating new green building technologies. As such, it’s expected to be powerfully attractive to potential students.
The project is being built by Cooper Construction and is on track for its scheduled completion date of March 31, 2011.

I'm so excited for this! I'm glad our Faculty has the push to really show what we are. The University of Waterloo does not do a lot of "green" things but the Faculty and students do.
Plus it will be interesting to see what really makes a LEED Platinum building.

I thought, from what I remember of the ESS General Meeting last fall, that they would be doubling the DMC lab by extending it through the current studio.
There are many things they might do with it.. there is a lot of rumours.
1) Convert to more offices. The current ERS offices are in the old architecture studio.
2) Expand the DMC lab and renovate some of the remaining space.
3) Double studio.
4) Class room/seminar rooms.
I think for now it is going to stay as a studio because the faculty needs more money before they gut EV1 and EV2. Don't forget that the School of Planning and SEED (Environment and Business or whatever) is moving into the new building. So there will be room for InDev and Knowledge Integration.

I'm a student on a tight budget and I can tell you I somehow always find the money for Starbucks. I prefer Matter of Taste Uptown or Downtown, but when I'm away at school I'll usually go for Starbucks just because I know what I'm getting. So don't believe for a second that Starbucks won't be successful. There are a lot of students WITH money and even a lot without who will go for this.

Sadly I have to agree with you. "Sadly" because the amount of money people could save by getting coffee elsewhere and otherwise avoiding expensive but trendy name brands, if invested in an RRSP or TFSA starting at age 20, could probably fund their retirement.

Just a note (as the artist that provided the frame for them to touch that up as well the writer of said article): That's actually not official rendition and I half expected them to do that just to see a reaction. We actually only did it like that since the ENV official website says you can't "technically" use their materials on their website for any commercial purpose.
I don't drink Starbucks all the time... but when I need a grande, non-fat, latte. I need one.

I don't think there will be anything to compel Starbucks to operate too differently from usual. As for other chains - the outcry would have been worse.
They won't do anything different than maybe something "really" small in terms of green and the place will be busy either way.
Our Dean sent out a message saying differently.

Excerpt from an email from the ENV Dean:
"This [Starbucks] was not an easy decision. We see this as an opportunity for Starbucks to demonstrate the highest possible level of environmentally sustainable standards - e.g. in facility design, fair trade coffee and locally sourced food products."
This of course means nothing, but I hope the university doesn't back down and allow Starbucks to do the minimum.

There is no longer going to be a Starbucks, there will now be a Williams Coffee Pub in EV3.
A William's that will not commit to the same high level of environmental standards that Starbucks would. Those standards are going to be low or probably none.

I'm assuming they'll explain things during the ESS AGM this afternoon.
I do know from my friend who attended the last EV3 Townhall, as indicated by this blog post, that the warning signs were there.
UW Food Services is in the process of hammering out an agreement with Starbucks. However, Starbucks is taking issue with a couple clauses regarding competition. It doesn’t want anyone else selling food in EV3, and is stalling negotiations. Apparently it is normal for large corporations like Starbucks to have non-compete clauses in their agreements with institutions.
Because of this rigmarole, UW Food services is looking for alternatives to Starbucks. Which is shocking to hear, because we were led to believe months ago that the selection committee had done its job and Starbucks won the contract. Other options are now being considered. One suggestion is to have a cafe similar to the Eco Fresh fairtrade cafe in the accounting building. However, such a cafe would compete directly with ESS coffeeshop. Mark Seasons is clear on this point: ”The bottom line is, we don’t want to compromise the ESS coffeeshop viability.”

I like the part where it was way too late to change anything when students found out about the Starbucks plan several months ago, but changing things now is just fine.
UW doesn't seem to get the idea of using input from stakeholders.

The building is looking fabulous though. Very nice. I think I'll have to get a Westjet flight back to UWaterloo just to check all this new construction out. UWaterloo seems to be in the midst of a building boom. Our student fees at work, eh. LOL
The boom will be over soon, there is one more building in the process and maybe a Biology expansion.

Something I learned is that UWaterloo is always building. Currently they have in the works the extension to the Health Services building. They are also talking to the students about building a new student services building in south campus and a new bulding in the green between the grad house and the library. Construction on the new day care facility should be about to start any minute now. I also heard that an expansion to the Columbia Lake Townhouses is in the planning stages.

The university is financially stable... and they want to keep it that way. The Health Services building and the potential "student service" building (grad house area) are paid by students.
From what I know, the new E6 is only 50% paid for and E5 is somewhere in the 75% range. EV3 is about 70% paid for but the Faculty will be able to pay the cost.
The university doesn't "need" new buildings, it needs better space allocation.

Just to clarify, the administration is not 'blowing' money on new buildings. The university gets funding from federal and provincial governments especially assigned for specific academic buildings. The government does not give funding for anything else other than academic buildings, that's why services buildings, residences, and athletic facilities need to be funded by the university itself.

Which is what the next wave of building is going to be: Residences and Service buildings, including a potential Needles Hall expansion, the Student Services Complex, and the Health Services expansion.
Residences are basically at the maximum and they need to somehow build new ones or expand existing ones. I know there's a rumour going around that St. Paul's might build upwards (SPUC is currently building a new Aboriginal centre apparently) and St. Jerome's is definitely going to expand.

I also can't wait for the interior to be finished, does anybody have an estimated completion date? I remember we were told last year that it would be done for Orientation Week this year.

The official grand opening of ENV3, according to the person on the uwaterloo Twitter account is November 23rd, but it's open for use obviously way before then.

WATERLOO — Another Friday, another mega-million-dollar building opens at the University of Waterloo.
This time, it’s Environment 3.
Another 57,000 square feet, built for $22.3-million.
We’re talking a solar power system, four floors of windows and a two-story bio wall. Bamboo railings running up the stair wells for more than a thousand students to hang onto every day as they study in Waterloo’s School of Planning and nationally-lauded School of Environment, Enterprise and Development.
“Buildings usually don’t do it for me,” said Andre Roy, the dean of Waterloo’s faculty of the environment. “This building is spectacular.”
So goes this fall of ribbon-cuttings at the University of Waterloo, where three of the last five Fridays have seen official openings for three sparkling new houses of learning.
Total construction price tag for Engineering 6, Mathematics 3 and Environment 3 is $88.3-million. Total new space for academics is about 288,000 square feet.
And the 30,000-student, 4,000-faculty university is just getting started.
“We will have to build new buildings,” university president Feridun Hamdullahpur said. “Some of our buildings are aging and will have to be replaced.”
New buildings will be sought for science, arts and health sciences.
“The growth is unbelievable in those faculties,” Hamdullahpur said. “We have serious plans to hire more faculty.”
Federal and provincial governments were put on notice by Hamdullahpur on Friday. Thanks for the combined $50-million to get these latest three openings a reality, he said. But be prepared for more requests.
“We will be knocking on your door very soon,” Hamdullahpur said. “We have tremendous plans for the future that we will be bursting out of our seams and that we will need new buildings.”
Growth is the key word at Waterloo.
The university, which got a million-dollar donation from The Minto Group for Environment 3, doesn’t want to hold undergraduate growth back to two per cent again. Hamdullahpur said undergrad growth could easily have hit 20 per cent if Waterloo had the space and faculty to handle it without diluting the educational product.
But growth costs money and Ontario’s recently re-elected McGuinty government is talking about belt-tightening.
“I would be remiss if I did not point out we’re in real financial difficulties — every government is,” Kitchener MPP John Milloy, who is House Leader in the Liberal minority government.
“People have to be realistic. But there are plans to continue to build up infrastructure in our universities.”
A year from now, the Mike and Ophelia Lazaridis Quantum-Nano Centre is expected to open as the $160-million home to Waterloo’s undergrad program in nanotechnology engineering, as well as institutes of quantum computing and nanotechnology.
“We’ve got to build on excellence,” Milloy said, pointing at the three recent building openings at Waterloo. “Engineering, math, environmental studies — these are places where U of W is a world leader. So let’s continue to enhance that.”
