Recommendation:
“That Waterloo City Council approve Development Services report DS2012-003 and approve Demolition Control Application DC2012-03, Maison Canada., for the lands known municipally 183, 185, and 187 King Street North in accordance with Section 8 of DS2012-003.”
Executive Summary
Maison Canada has submitted an application to demolish the existing buildings on the properties known municipally as 183, 185, 187 King Street North (see Location Map). The subject lands contain two (2) single detached dwellings and one (1) 3 storey apartment building and will be legally consolidated to form one single parcel of land. The demolition has been requested to facilitate the redevelopment of the lands for the purpose of constructing a new 11-storey, 37-unit apartment building containing 185 bedrooms.
The subject property is located within the Area of Demolition Control as outlined in By-law No. 86-122 and therefore the dwellings may only be demolished with Council's approval.
Staff support the issuance of a demolition permit based on the following:
the proposed redevelopment is in keeping with the Official Plan;
the proposed redevelopment is in keeping with the Demolition Control By-law 86-122;
the proposed redevelopment provides an intensification opportunity in an area planned for high density redevelopment; and
the proposed building may provide an opportunity for affordable and/or rental housing in close proximity to existing transit services.

It is such a shame. Prefer these things in Northdale. At least King Street north of University has already been lost. It isn't too late to save King St between Brideport and Bricker but this project definitely sets things back. The stucco blight is approaching Uptown. I'm sure the city thinks it is a good thing because that will bring more consumers - but at what cost?

This unbuilt development is listed in a residential listing magazine as for sale for $18 Million. I believe it was listed as having 205 bedrooms, which equates to $88 k per bed. Another building that is maxed out at 5 beds/unit. Again, no balconies.

I have a feeling that none of these stucco monsters are going to last much more than 10years in their current format. Maybe it's wishful thinking but hopefully the first floors can be converted to mixed use and the units can be rent/sold to anyone not just students.
On a separate note, as these developments continue we are going to start to create a seasonal ghost town effect in certain areas as whole buildings are going to be virtually vacant. Even with UW's co-op program.

There is certainly a strong incentive for that switch, and I expect the building owners to lobby Waterloo City Council hard on this issue.
This occurred to me as I was looking at the new building in King and Albert. Rents in the first floor could easily be trebled if converted to commercial space. If I were the owner of that building I would be all over the WCC pushing for rezoning.

If you take a close look at a lot of the newer towers, you can see that the first floor generally contains a large "amenity" space with large pane glass windows. I expect in time a lot of these to become separate retail units.
Some others, I can imagine will awkwardly renovate first floor bedrooms into retail. But without the zoning changing underneath them, they would likely not put any effort into it.

I remember when its seven story "skyscraper" neighbour to the South along King went up, and thinking (1) it is much needed and jokingly (2) who the heck did the builder sleep with to get it approved since back then nothing of that height was being approved anywhere in Waterloo.
Today it looks puny next to its eleven+ story neighbours all around. How times change and many neighbourhoods could have been preserved had the city approved proper student housing back then.
