This abandoned lot (http://maps.google.ca/?ll=43.433865,-80.485561&spn=0.008477,0.023668&t=h&z=16&layer=c&cbll=43.435109,-80.482904&panoid=Iovm-9CJXr-uhp1Qkhobag&cbp=12,24.68,,0,2.24) (formerly overflow parking for Schneiders) has seen some work over the past week - allthe old asphalt has been pulled up and trucked off.
Anyone know of any possible developments going in here? It's a unique site penned in (http://maps.google.ca/?ll=43.435848,-80.481972&spn=0.002139,0.005917&t=h&z=18) by creek, rail line and the houses on Mill.

Signs are now up - it's to be a townhouse complex! Intriguing.

Not to quibble (OK, to quibble) but a proposal for 75 townhouses less than 30 minutes walk from Downtown seems to me to be misplaced in a "small suburban" Kitchener thread.

My bad, basically; I wasn't sure where to put my initial question and ended up putting it here. In retrospect, the 'urban' thread would have been a better fit.

They had a similar community named "JOY" in Burlington that people had lined up to buy. It was a little different with the units there were built with commercial space at the bottom. Either way, should be a good affordable development done by a quality builder.

In the picture of the site plan there are green boxes, I assume this is for future buildings on the same land?

I assume they are for future phases (with the same or very similar townhomes).

The fence on their map appears to be fully enclosed. It doesn't stop them putting in a lockable pedestrian gate, though.

The old tunnel under the tracks was filled in years ago, so I don't think there will be a connection while Schneider's continues to operate. If that site were to be redeveloped, however, it would seem a no-brainer to put a pedestrian link back in. Since there are no townhouses planned for the side of the Joy development along the tracks, it wouldn't seem hard to do.

Mill Street is currently dug up as they attach the connections for this property. Looks like it will be about 3 weeks.
Bus routes 3 and 22 are on detour as a result.

I wonder how sales are going for this project? There have been trucks on the site this week moving earth around, which makes me wonder whether this one will be off to a quick start.

This project could really pay off for first time buyers if something exciting happens on the soon to be former Schneiders factory site.

Excavation has begun and I even spotted some foundation forms in the ground this morning! Things are moving fast...

The berm and wooden fence along the railway tracks are now up and the foundations for the first section of townhouses are in place (just in behind the sales office). Surprisingly quick start to this project.

The first ones up are always model units in developments such as these.
At the end of last week, I actually got a flier in the mail advertizing this development.
We stopped in a week or so ago and took a look. The floorplans look good. I like that the location is right on the LRT (turns a corner there). Decided to come back when the demo model is built. Too hard to get a feel for it from the pictures.

First block's structure is finished up to the roof, and I saw survey markers already down for other blocks. Thse guys work fast.

First block has its roof on and brickwork is nearly complete. The higher storeys will get some sort of siding, and then the exterior will be done!
Once again, quick work. Of course the weather has been in their favour.
